  • Financials - Taxes synced to Airbnb

A new tax experience integrates with Airbnb location-based tax collection, explaining in Guesty whether you are eligible to sync taxes, replacing the need to set up custom taxes in Airbnb. Learn more.

  • Booking.com - Reservation details

For "Payments by Booking.com" reservations, you can find details from Booking.com about the specific guest charges, allowing for better transparency into hidden fees, and a more streamlined overview of each reservation. Learn more.

  • Guesty PriceOptimizer - Pricing forecast enhancement

The pricing forecast graph has been updated to include additional data, displaying recommended pricing (what was suggested before you've made any manual adjustments), and a comparison mode which include the values for trends on a daily level (market pricing, original pricing, etc.). Learn more.

  • [BETA] Reservations - Manual reservation creation flow

You can now add additional one-time fees when creating manual reservations via the multi-calendar or during the quote creation flow, instead of having to add after the reservation has already been created. Learn more.

  • Financials - Recorded payments
    • You can now to record payments with future dates that will change status automatically from "scheduled" to "approved".
    • You have the flexibility to edit a recorded payment and edit a recorded payment refund.
    • A new recorded payments report aggregates all recorded payments in one place. The report can be filtered and customized by different parameters like payment status, period of dates, guest name, and more.
  • Booking.com - Reservation relocation

The process to relocate a reservation from one room to another in a Booking.com property has been updated and improved, with the new room reflected in the reservation in Guesty. Learn more.

  • [BETA] Users - automatic property assignment

Create rules to automate the process of property assignment according to characteristics, in addition to assigning users one-by-one to new properties. Learn more.

  • Owners portal - reset owner password

You can now send “reset password” emails directly from the owner's profile within Guesty, eliminating the need to send a ticket to Support to reset an owner's password.

  • [BETA] Accounting - record partial payment

When creating a payout to record a payment made outside of Guesty, you now have the option to edit the transaction amount to record a partial payment. Learn more.

  • [BETA] Tasks - add an expense

Add an expense or expenses to a task or series of manual tasks. By associating an expense with the task, you will have more context to an expense by linking it to the information provided on the task itself.

  • Airbnb - reservation alteration

You now have the ability to make changes to an Airbnb reservation directly in Guesty, including approving or declining a guest's alteration request, and creating an alteration request to send to the guest and Airbnb. Learn more.

  • Multi-calendar - enhanced view

We've updated the multi-calendar display to show both nightly rates and minimum nights. Instead of having to toggle between the two, the default displays both and you have the option to only see either nightly rates or minimum nights. Learn more.

  • Guesty PriceOptimizer - new features
    • Manual adjustments created through the multi-calendar will be now be synced with GPO and reflected in the PriceOptimizer interface as manual adjustments. Learn more.
    • You will now have better control over the seasonality impact by defining the seasonality impact not just for specific months but also for a date range. Learn more.
  • [BETA] ReplyAI - Available on the mobile app

  • Vrbo - automatic reservation cancellation

Previously, a reservation would have to be manually canceled in Guesty based on the guest's request. Now, guests will be able to cancel a reservation themselves in Vrbo, with no additional action required on your part. Learn more.

    • Annual nights limit: Night limits can now be found in “availability settings” under the “calendar” tab for centralized control (previously found in the "property" tab). Easily set minimum and maximum nights per reservation, and manage total booked nights per year for compliance, all in one place. Learn more.
    • [BETA] You now have the option to create Marketing descriptions for your listings in multiple languages, streamlining the process when connecting to Vrbo in non-English speaking countries. Learn more.
  • Reservations - New features
    • Mailchimp integration: Mailchimp users are now able to export contacts data from Guesty to Mailchimp to create targeted and personalized campaigns. You have the option to export one view at a time, or set up a repeating export that will update Mailchimp every week with your Guesty contacts data. Learn more.
    • "Stay" status: Easily track and manage guest check-in and check-out statuses in real-time using Guesty’s reservation system, ensuring smooth operations and improved guest experiences. This information can be monitored in your reservations reports, and is trackable via the reservation’s log. Learn more.
    • Multi-unit random assignment: In addition to automatically assigning sub-units based on sequential order, you can now choose to randomly assigns multi-unit reservations to an available sub-unit, allowing for an impartial and a more fair assignment of the sub-units. Learn more.
  • Tasks - Update cleaning status

You can now update a listing's cleaning status manually in the multi-calendar, streamlining the process of having to go to the property page. Learn more.

    • Revenue data: The owner's revenue can now be displayed in the Owners Portal by selecting the "Recognized Revenue" page — either by the check-in date, the check-out date, or calendar dates. Learn more.

  • Promotions - Improved process

The process to assign a promotion to a listing has been updated and improved, including the ability to easily view assigned and unassigned listings; select and assign listings in bulk; filter promotions assigned to a specific listing, and more. Learn more.

  • Guesty PriceOptimizer - New markets and features
    • PriceOptimizer is now available for listings in United Arab Emirates and in Israel. See all eligible markets.
    • Competitor benchmarking allows you to gain a better understanding of your listings' performance in comparison to direct competition. Learn more.
    • Restrict the check-in/out for specific days. For example, not allowing check-in on weekends. Set restrictions for specific days in general or for specific time periods.
  • Property - New settings page

Our updated property settings page allows you to activate, deactivate, delete, and duplicate listings effortlessly, plus personalize with nicknames and tags for easy sorting. In addition to duplicating a listing, you now have the ability to import selected settings (like tasks, tags or automations) from existing listings. Learn more.

  • [BETA] Vrbo - Automatic guest cancellations

Guests can now cancel a reservation themselves in Vrbo, with no additional action required on your part. This replaces the current process of receiving a guest cancellation request and having to cancel the reservation manually in Guesty. Learn more.

  • Accounting - Journal report

To facilitate North Carolina compliance, we've added a new Pre-Configured Accounting Report that captures all transactions (deposits and disbursements) within the cash ledger to track the money entering and leaving the trust account. Learn more.

  • Reservations - Guest language

The guest's preferred language is now imported automatically for new reservations made through the connected booking channels Airbnb, Vrbo, and Booking.com. Learn more.

  • Rate strategy - Fixed price adjustment

In addition to setting up a percentage adjustment, rate strategy now offers the option to create a fixed monetary amount to increase or decrease the listing base price. Learn more.

Rate plans allow you to offer your guests different pricing options for the same listing, with meal plans in addition to cancellation policies. Custom tax names allow you to create taxes that are specific to your city/county/area. It also provides the option to define a tax internally in Guesty so the naming convention matches the one used by an OTA.

  • Owners portal - Owner email update

Previously, there was a restriction in the Owners Portal that prevented you from using the same owner email address that already existed in a different Guesty account. Now, the only restriction is from using the same email address that already exists in your own account to try to create an additional owner profile. Learn more.

    • [BETA] Deducting fees as part of the accommodation fare enables you to seamlessly include additional fees in your accommodation fare amount without reflecting them in the OTA rate offers. This allows fees to be accurately represented in internal reports, accounting, and owner statements. Learn more.
