What data is synced between Airbnb and Guesty and where to manage it

You can connect your listings between Airbnb and Guesty in one of the following ways:

Syncing times

When a listing is connected between Guesty and Airbnb (either by importing, publishing, linking, or reconnecting it), changes to the listing's data are expected to sync between Guesty and Airbnb within several minutes. However, during high-load activity, it could take up to 24 hours.

When importing a listing, it can take 24 hours for the listing's status to change to "Connected", and an additional 72 hours until all the listing's data, reservations, and guest messages will be imported to Guesty.

Sync setting

A listing can be synced between Guesty and Airbnb in one of two ways: Full sync, or Limited sync. Pro users can switch the listing sync settings from Full sync to Limited sync (or vice-versa).

Full sync

In Full sync, the rates, availability settings, guest messages, and reservations sync between Guesty and Airbnb and should be managed in Guesty. If you apply changes in Airbnb to the rates or availability settings values, they will be overridden by the settings in Guesty the next time syncing occurs. Updates are expected to sync between Guesty and Airbnb within several minutes. However, during high-load activity, it could take up to 24 hours.

Additionally, the listing content attributes, including description fields, property type, cancellation policy, booking options (instant or request to book), and amenities should be managed in Guesty.

Limited sync (Pro users only)

With Limited sync, you manage your rates, availability settings, guest messages, and reservations in Guesty, while managing all content attributes (description fields, etc.) in Airbnb. Changes to the attributes in Airbnb won't be reflected in Guesty. 

Default syncing

When importing a listing to Guesty, its sync setting is automatically set to “Full sync”.

Pro users: When publishing or linking a listing, you can set your preferred sync settings, and change it any time.

Airbnb locked attributes (Pro and Lite users)

Making changes to specific content attributes in Airbnb disables your ability to update the same attributes in Guesty, regardless of the sync type. If you change them in Airbnb, they'll be managed in Airbnb. Learn how to return to manage them in Guesty.

You can use the locked attributes feature, for example, to add amenities or property types supported by Airbnb but not Guesty. The attribute won't be displayed in Guesty but will appear in Airbnb.

Custom promotions (and other types of promotions) can be set in Airbnb. When applied, the reservation's accommodation fare will be adjusted accordingly. However, the promotions won't be displayed in Guesty, including in the guest folio (invoice).

Lite users

Reservation alterations

 

  • Changing the estimated time of arrival or departure (ETA/ETD) is not supported on Airbnb. If you adjust these values in Guesty, they will revert to the listing's default check-in/check-out times following the next update in Airbnb.

 

Pro users: In Guesty

Manage the following types of alterations in Guesty:

  • Changing the reservation dates
  • Changing the number of guests
  • Moving the reservation to another listing
    You can only move the reservation to a listing that belongs to the same Airbnb account
  • Changing the total reservation price
  • Canceling the reservation

Once you approve an alteration request from a guest, or the guest approves your alteration request, the change will be reflected in Guesty and will sync to Airbnb.

Additionally, you can make internal changes that will be reflected in Guesty only. 

Lite users: In Airbnb

To alter an Airbnb reservation, ask your guest to send an alteration request via Airbnb. Once you receive it, approve or decline the alteration request on Airbnb. You can make the changes in Guesty, however, they will not be synced to Airbnb. Additionally, changing the reservation’s assigned listing via Guesty will disable the reservation’s messaging and payment setup.

The listing nickname

Define it in Guesty or Airbnb, and the information will sync across platforms only upon the initial connection.

 

Any further changes must be made directly in Airbnb.

When a listing is connected between Guesty and Airbnb (either by importing or publishing it), Airbnb disables the iCal connection to avoid conflicting updates. All iCal calendar blocks and notes will be removed from the listing's calendar, and the iCal link will be removed from Airbnb.
