Importing an Airbnb listing to Guesty

After connecting your Airbnb account to Guesty, your existing Airbnb listings will automatically be added (“pulled”)  to Guesty’s integration page in a “Not connected” status. Select which listings you want to connect to Airbnb and import their data to Guesty. It can take up to 24 hours to import a listing’s data to Guesty. Once the import is done, the listing status will change to "Connected" in the integration page. 

The listing sync type is set to “Full sync” by default, meaning rates, availability, and content should be managed in Guesty, not in Airbnb. 

If you prefer to manage all the listing content attributes in Airbnb (such as the property type, description fields, and amenities), change the sync settings to Limited sync after the listing is imported and connected. With Limited sync, you can select a property type, bed type or an amenity that is not supported in Guesty. If the attribute is listed in Airbnb locked attributes, an alternative way is to directly change the attribute’s value in Airbnb after the listing is imported and connected. The specific attribute will be managed in Airbnb, and “locked” from being changed from Guesty.

How the import affects your listing settings and data

  • Current and future reservations are imported to Guesty. Reservations with past check-out dates are imported without the guest details (Airbnb restricts this for privacy reasons). Past reservations are pulled to Guesty as well, but with partial or outdated financial information. Contact us to retrieve the correct financial information for past reservations.
  • Your Airbnb calendar blocks will be imported as blocks to Guesty. If you were previously connected to another PMS, you might have reservations from other channels appearing in your Airbnb calendar as blocks. They'll be imported to Guesty as blocks as well. If you connect to the source channel of these reservations, Guesty will automatically replace these blocks with the actual reservations.
  • Photos are imported from Airbnb with a lower resolution, and only sync to Guesty upon the initial import. We recommend deleting the imported photos and adding them again in Guesty, so they appear in high resolution (check the recommendations below). Add any additional photos directly in Guesty.
  • Guest messages are added to the Guesty Inbox as “Unread”.  
  • The listing will be imported in the same listed status as in Airbnb. i.e., if it is listed (or unlisted) in Airbnb, it will be listed (or unlisted) in Guesty. If the listing is imported as unlisted, you'll need to list it to make it bookable.
  • In addition to the above-mentioned, the following changes apply to your imported Luxe listings:

Before you begin

Check that your listing content and settings in Airbnb follow the requirements listed below to avoid the import failing.

Airbnb account

Your Airbnb account in the Guesty dashboard must be in a “Connected” status.

Co-host accounts

Guesty currently doesn't support co-host accounts.

Listing status

The listing in Airbnb must not be flagged or suspended. Also, the listing status in Airbnb must be Listed (=bookable and searchable in Airbnb) or Unlisted. We cannot import listings with an “In progress” status. The listing will be imported with the same listed status as in Airbnb. i.e., if it is unlisted in Airbnb, it will be unlisted in Guesty. In this case, you will need to list the listing to make it bookable.

Listing registration and license

You may be required to have a license to lease the property in your jurisdiction. In this case, add your license details to Airbnb before importing the listing. 

Minimum number of nights

Ensure your listing’s minimum/maximum number of nights per stay is aligned with your region’s requirements.

Property type

Select one of the following Airbnb property types that are supported by Guesty:

  • Apartment
  • Studio
  • Bed & Breakfast
  • Boat
  • Bungalow
  • Cabin
  • Camper/RV
  • Castle
  • Cave
  • Chalet
  • Condominium
  • Earth house
  • Dorm
  • House
  • Hut
  • Igloo
  • Island
  • Loft
  • Plane
  • Tent
  • Townhouse
  • Treehouse
  • Villa
  • Yurt

Add only one shared space to a studio property type.

For a multi-unit, ensure you select one of the following property types:

  • Apartment
  • Condominium
  • Dorm

Title, house rules, and description fields

All content (titles and descriptions) should adhere to Airbnb’s content policy. The following content isn’t allowed in Airbnb, and if added, will cause the syncing to fail:

  • Advertising or commercial content
  • Spam, unwanted content, or repeated content.
  • Content that is Illegal, harmful, sexually explicit, violent, graphic, threatening, or harassing.
  • Discriminatory content
  • Impersonating to another person, account, or entity.
  • Violating another person’s or entity’s rights, including intellectual property and privacy rights.
  • Including another person’s private or confidential information, including content that can identify a listing location.

Avoid adding the following content to titles:

  • Information irrelevant to the listing type, style, or experience.
  • Symbols or emojis
  • All caps, repetitive words, emojis, and symbols are not allowed in a listing's title.
    • Words that are 1-5 letters long may be in all caps
    • Your title may have up to 3 all-caps-words in a row

Photos

The listing must have at least one photo. Ensure the photo resolution does not exceed 1920x1080px, and the file size does not exceed 4 MB.

Rooms arrangement

Several Airbnb bed types are not supported by Guesty. Using these types may cause syncing disruptions between the two platforms. Select only from the following bed types:

  • Air Mattress
  • Bunk Bed
    A bunk bed will count as two beds in the overall number in Airbnb. 
  • Crib
  • Double Bed
  • Floor Mattress
  • King Bed
  • Super King Bed
    Super King beds are only supported on airbnb.co.uk.
  • Queen Bed
  • Single Bed
  • Sofa Bed
  • Toddler Bed
  • Water Bed

Pull listings to the Guesty dashboard

If you created new listings in Airbnb, click the refresh icon and refresh the page to add ("pull") them to the integration page in Guesty. It can take 3-5 minutes for a new listing to appear. The listings will be pulled in a “Not connected” status.

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Growth mode.
  3. Click Distribution.
  4. Click the Airbnb thumbnail.
  5. Click the relevant Airbnb account.
  6. To the right of the magnifying glass icon, click the Sync icon.

  7. In the pop-up, click Sync account.
  8. Refresh the page.

Allow 3-5 minutes for this process to complete. 

Import the listing data to Guesty

Pro users Lite users

Step by step:

  1. Follow steps 1-5 above.
  2. To the right of the relevant listing, click Not connected.
  3. From the dropdown menu, select Import. 
  4. In the pop-up, fill in the information:
    • Under "Nickname", enter an internal name that will be used to identify the listing in Guesty. The nickname should be unique. 
    • By default, the listing is imported as an active listing.
      To change the listing to inactive, uncheck the "Create as active listing" checkbox.
  5. Click Import.

The status of the listing will change to "Connected" within a few minutes, and the listing data and reservations will be imported within 24 hours.

Use our troubleshooting articles in case the listing's status is still “Pending” after 24 hours, or if it is changed to Failed.
