Getting started with Guesty PriceOptimizer

What is Guesty PriceOptimizer and where is it available?

Guesty PriceOptimizer is a data-driven, machine-learning tool that gives you recommendations for your listings' nightly rates based on different time period intervals. Our interactive software takes several details into account based on market trends to offer the best-suggested prices.

PriceOptimizer helps maximize revenue and occupancy while saving you time and minimizing manual mistakes, making it an ideal tool for your property management business. Suggested prices can be manually adjusted at any time based on your individual needs.

How is the recommended pricing generated?

To generate the recommended nightly rates, Guesty PriceOptimizer takes the following into account:

  • Your property's characteristics such as amenities, number of bedrooms, and geolocation, plus historical pricing
  • Your market trend (compared to similar properties) calculated daily, weekly, and during holidays
  • Manual changes you may have made in PriceOptimizer to your pricing or strategy

Before you begin

To use PriceOptimizer, you first need to activate your free trial period, then enable PriceOptimizer on your listing(s). Before activating, please note the following:

  • You must deactivate any other connected smart pricing tool before using PriceOptimizer to avoid pricing conflicts in your calendar.
  • Use of Guesty PriceOptimizer starts with a 30-day free trial that can be canceled at any time.
  • You'll be notified 2 days before your trial ends.
  • The trial starts once the PriceOptimizer tool is activated (see following steps).
  • You must enable each listing for the recommended pricing to apply.
  • We suggest reviewing the pricing recommendations for each listing before you enable it. 

  • If you make manual adjustments to pricing in the multi-calendar it will sync with PriceOptimizer, appearing as a manual price in the pricing forecast graph. Learn more.

Activate PriceOptimizer

Step by step via the Marketplace:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the icon drop-down menu and select Setup Mode.
  3. Click Integrations, then select Marketplace.
  4. Click the Guesty PriceOptimizer thumbnail.
  5. Click Learn more.
  6. Click Claim your 30-day free trial.
  7. In the pop-up, read and then click the tickbox to accept the Terms & Conditions and Pricing Plan.
  8. Click Start your free trial.

Step by step via the navigation bar:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click 
  3. From the drop-down, select Guesty add-ons.
  4. Click Guesty PriceOptimizer.
  5. Click Claim your 30-day free trial.
  6. In the pop-up, read and then click the tickbox to accept the Terms & Conditions and Pricing Plan.
  7. Click Start your free trial.

Enable PriceOptimizer on a listing

The next step is to review the pricing recommendations and enable PriceOptimizer on your listing(s). Once activated, the recommended nightly rate will automatically update in the listing's calendar and will recalculate on a daily basis.
