Setting a listing title and description fields

You can easily manage your listing description in your connected booking channels via Guesty. You can adjust the content of the title and description fields, and select the languages they can appear in for your Vrbo, Airbnb (in Pilot), and Booking Engine (Booking Website for Lite users) integrations.

Pilot users

You can set one set of title and description fields for your Airbnb integration, and another “default” set for your other booking channels. 

Channel requirements

Some channels may prevent you from publishing a listing if you add the following types of content to the property description, so it’s best to avoid them:

  • Email addresses
  • Website links
  • Phone numbers
  • Emojis
  • Repetitive special characters
  • All-capitalized words  

Airbnb

Set or update your title and description fields in Guesty only if you have set a Full sync for your listing. If you set a Limited sync, set or update these fields directly in Airbnb.

Additionally, making changes to the listing title or a specific description field disables your ability to update these fields in Guesty, regardless of the sync type. Therefore, if you have a Full sync for your listing, make changes to these fields only in Guesty. If you change them in Airbnb, they'll be managed in Airbnb. Learn how to return to manage them in Guesty.

All content (titles and descriptions) should adhere to Airbnb’s content policy. The following content isn’t allowed in Airbnb, and if added, will cause the syncing to fail:

  • Advertising or commercial content
  • Spam, unwanted content, or repeated content.
  • Content that is Illegal, harmful, sexually explicit, violent, graphic, threatening, or harassing.
  • Discriminatory content
  • Impersonating to another person, account, or entity.
  • Violating another person’s or entity’s rights, including intellectual property and privacy rights.
  • Including another person’s private or confidential information, including content that can identify a listing location.

Titles must be 1-50 characters long. Exceeding the maximum number of characters will likely cause the syncing to fail. Avoid adding the following content to titles:

  • Information irrelevant to the listing type, style, or experience.
  • Symbols or emojis
  • All caps, repetitive words, emojis, and symbols are not allowed in a listing's title.
    • Words that are 1-5 letters long may be in all caps
    • Your title may have up to 3 all-caps-words in a row

The listing's summary section must be 500 characters or shorter. Exceeding the maximum number of characters will likely cause the syncing to fail.

Booking.com

The property title must be between 3 - 255 characters long. 

Description fields are not synced between the two platforms and should be managed in Booking.com. 

We recommend using Booking.com's "auto-generate" feature. The feature will create a property description based on other details you provide (facilities, location details, etc.). Also, we recommend using the “auto-translate” feature for additional languages. It will translate the property description to all Booking.com supported languages. The description will be translated to the guest automatically based on the language they set in their Booking.com account. 

Full sync users can set the property title in Guesty when publishing the listing, and only if the listing's status in the Extranet is "XML: Being Built". Changes to the property title after the initial publish won't be synced to Booking.com, and should be made directly in Booking.com.  Titles won’t sync for rates & availability connection type.

Tripadvisor

Tripadvisor receives the "Summary" and "Space" description fields as a combined field. These fields share the character count and must be 300-5,000 characters long. Otherwise, the listing will become unlisted in Tripadvisor.

Guesty Booking Engine for Pro users (Pilot)

When creating a Booking Engine, we recommend you first add the property description in all relevant languages (in Pilot), using the instructions below, and only then proceed to create the engine. Ensure you select the same languages in the property description and the Booking Engine setup. If the languages don’t match, the property description may be shown in the Engine in the default language, English. Learn more about adding languages to the Booking Engine.

Vrbo

Lite users: If you connected to Vrbo after 19 Feb 2024, manage the title and description fields directly in Vrbo. Otherwise, manage them in Guesty. 

The property title must be 20 to 80 characters long. If the property title is under the minimum 20-character requirement, Guesty will automatically add part of the property description to the title. Titles may have different parts of the word "Summary" added at the end.  For listings on Vrbo Japan, titles must include at least 10 characters, and a maximum of 80 characters is allowed.

The property description must be between 400 to 10,000 characters long. When Guesty sends the description to Vrbo, it combines all of the description fields and sends them as a single description. 

Beta users: When connecting your Guesty account and listings to Vrbo you need to select a Vrbo brand to connect with. Before publishing the listings, add the brand's language to the description of all the relevant properties. Otherwise, you won’t be able to publish them, and you’ll receive the following error: "The listing should include content in the following Vrbo brand language". 

Each Vrbo brand supports specific languages. Make sure the property description language in Guesty matches the relevant brand’s language in your Vrbo account. For example, if your chosen brand is Abritel, all property content must be written in French.

Follow the instructions below to set or change a property description fields.

Setting up or changing a property description fields

You can select up to 14 display languages (including English).

The title and description fields of your listing will appear in your booking channels in English if you don’t select additional languages.

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Click the relevant listing.
    Description fields can be edited either at the main unit level or per sub-unit, depending on whether they are the same for the entire listing or differ per sub-unit. Learn more here.
  5. In the menu to the left, click Marketing
  6. Click Descriptions.
  7. Click Edit next to “Description”.
  8. Under “Displayed language”, mark the checkboxes of the languages you'd like to include.
    • English will be selected by default

     

  9. Under “Marketing descriptions”, add a title for the listing (mandatory), and fill in the additional fields (optional). Then, add a translation for the same fields in your selected languages.
  10. To edit additional languages, select the relevant languages from the dropdown menu.
  11. Click Save.
