"List" or "unlist" a listing on a booking channel

When a listing is “listed” on a booking channel, it appears in the channel’s search results and is bookable by guests. When creating a listing in Guesty, it will be on "Listed" status by default. You can unlist the listing temporarily, making it unbookable in the booking channel (for example, if the property is undergoing maintenance). You can only list back the listing if it is activated.

Unlisting a listing will not stop the billing for it — you'll need to deactivate it. Also, unlisting a listing on a booking channel won’t affect the Guesty calendar. You can manually create reservations or blocks while the listing remains unavailable on the channel. Pro users: You can also assign a reservation to an unlisted sub-unit.

You can automatically list or unlist a listing in your connected booking channels on specific days and times using Snooze publishing.

Currently, it is only possible to unlist/relist a listing in all connected channels. If you want to unlist a listing in a specific channel:

  • For Airbnb, unlist the listing in your Airbnb account (it won't be reflected on Guesty). When you're ready to list it again, do so directly in Airbnb.
  • For Booking.com, disconnect the listing from the integration page in Guesty. When you're ready to list the listing, reconnect it to Booking.com.
  • For Vrbo, it is not recommended to unlist a listing specifically from Vrbo, as it may cause syncing issues with the channel when relisting it.

Follow the instructions below to list or unlist a listing on all its connected channels, including Guesty Booking Engine (Booking Website for Lite users), and Guesty Websites (Pro users).

Before you begin

Airbnb

  • When importing a listing from Airbnb, the listing in Guesty will retain the same listed status as in Airbnb (i.e., if it was unlisted in Airbnb, it will remain unlisted in Guesty).
  • Once the listing is connected between Guesty and Airbnb, list or unlist the listing via Guesty, and the change will be reflected in Airbnb. If you unlist the listing via Airbnb, the change won’t reflect in Guesty, but the listing will become unlisted in the Airbnb platform.
  • Disconnecting an Airbnb listing from Guesty won’t make the listing unlisted or deactivated in Airbnb. If you disconnected an Airbnb listing, unlist or deactivate the listing directly in Airbnb.
  • A listing can be suspended or paused by Airbnb if it violates Airbnb’s Trust and Safety concerns or other policies. In this case, the listing remains active and connected in Guesty, and billing for it continues. The listing won't be bookable on Airbnb but will be shown as listed in Guesty. Contact Airbnb Support for further assistance.

Vrbo

Pro users Lite users

List or unlist a listing via Guesty. It takes up to 24 hours for changes to reflect in Vrbo. You can display the listing as listed or unlisted directly in Vrbo until the syncing is done.

Rentals United (Pro users only)

When you list or unlist a listing on Rentals United, it will become listed or unlisted on all the booking channels connected to Rentals United.

Step by step:

  1. If Guesty's snooze publishing feature is activated for the listing, deactivate it to prevent the listing from being unlisted/relisted automatically.
  2. Sign in to your Guesty account.
  3. In the top navigation bar, click the mode selector and select Operations mode.
  4. Click Properties.
  5. Click the relevant listing.
    • If the listing is a multi-unit, you can manage this feature via the main unit and the settings will apply to all sub-units. Alternatively, you can configure the settings for a specific sub-unit. Click the main unit or the specific sub-unit.
    • Check if the booking channel supports multi-units and sub-units.
  6. In the left-side menu, click Marketing.
  7. From the dropdown menu, select List on channels.
  8. Click Edit next to "Status on booking channels".

  9. To list or unlist the listing on all channels, toggle on or off List on booking channels . If toggling on or off via a multi-unit listing's main settings, you’ll be prompted to choose whether to apply the setting to all the sub-units. Click Yes or No.
  10. In the pop-up, click Start listing or Pause listing. If the listing is deactivated and you try to list it, check the I agree to activate and start listing box. 
  11. Click Save.

Once your listings are listed on Booking.com, you can proceed to connect your Booking.com listings with Guesty.
