Deactivate and reactivate a property at any time. Guesty manages the property, and billing starts as soon as you activate it

Important considerations

Consider the following impacts before deactivating a property:

Reservations

You can't change reservations for inactive properties

Billing
  • Guesty bills confirmed reservations made before deactivation, regardless of the check-in date.
  • Billing stops within 30 days of deactivation.
  • A new charge applies each time you activate a property.
  • Unlisting a property doesn't stop billing.
  • Inactive properties are "frozen". You can't list or unlist them on channels. To change a channel status, reactivate the property first.
Calendar

Deactivating a property disables all calendar automations, such as Smart Calendar Rules. You must manually reactivate these rules if you reactivate the property.

Booking channels integrations

A deactivated property still appears as a listing on connected booking channels. To remove it, unlist the property and wait 15 minutes before deactivating it in Guesty.

Reporting and analytics
  • Custom reports don't include reservations for deactivated properties.
  • Deactivated properties don't appear in the Multi-Calendar.
  • Deactivation removes property data from Analytics.

Display in the Multi-Calendar

Deactivated single units or sub-units don't appear in the Multi-Calendar.

Active multi-unit properties

  • If a multi-unit property has active sub-units, it appears in the Multi-Calendar with those sub-units only.
  • If a multi-unit property has no active sub-units, it appears with an allotment of "0".

Inactive multi-unit properties

  • If a multi-unit property has active sub-units, it appears in the Multi-Calendar with those sub-units only.
  • If a multi-unit property has no active sub-units, the multi-unit and its sub-units don't appear in the Multi-Calendar.

Deactivate a property

Follow the instructions below to deactivate a property.

Step by step:

  1. If Guesty's snooze publishing feature is activated for the property, deactivate it to prevent it from being reactivated automatically.
  2. Sign in to your Guesty account.
  3. In the top navigation bar, click the mode selector and select Operations mode.
  4. Click Properties.
  5. Click the relevant property. 

    If the property is a multi-unit or complex, access the main unit's settings to deactivate the entire property or click a sub-unit to deactivate it individually.

  6. In the left-side menu, click Settings.
  7. On the top right side of the "Status in Guesty" section, click Edit. Then, toggle off Activate property

    For multi-units, if you toggle off the main unit, you can choose to apply this to all sub-units (click Yes or No).

  8. In the pop-up, check the I have read and understood the result of deactivating this property checkbox, and click Deactivate.

Reactivate a property

Once you reactivate a deactivated property, the billing for it starts. If you're unable to reactivate a property, check your payment method settings.

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Click the relevant property. 

    If the property is a multi-unit, access the main unit's settings to activate the entire property or click a sub-unit to activate it individually.

  5. In the left-side menu, click Settings.
  6. Next to "Status in Guesty", click Edit.
  7. Toggle on Activate property.
  8. Once a property is activated, check that it is "Listed" in Guesty to ensure that it appears on the connected booking channels.
