You can set up a listing's house rules in Guesty, such as "Is smoking allowed?" and "Are pets allowed?" to help set expectations with potential guests. After the house rules are set up, you can include them in the quotes you send to your guests.

Airbnb users:
Set or update your listing house rules in Guesty only if you have a full sync for your listing. If you set a limited sync, set or update the house rules directly in Airbnb. You can change your sync settings from full to limited sync and manage all content attributes, including the house rules, in Airbnb.
Making changes to the house rules' free text in Airbnb disables the ability to update them in Guesty, regardless of the sync type. If disabled, the house rules' free text sections are managed in Airbnb and “locked” from being changed from Guesty. The house rules' free text won't be displayed in Guesty but will appear in Airbnb.
All content should adhere to Airbnb’s content policy. The following content isn’t allowed in Airbnb, and if added, will cause the syncing to fail:
- Advertising or commercial content
- Spam, unwanted content, or repeated content.
- Content that is Illegal, harmful, sexually explicit, violent, graphic, threatening, or harassing.
- Discriminatory content
- Impersonating to another person, account, or entity.
- Violating another person’s or entity’s rights, including intellectual property and privacy rights.
- Including another person’s private or confidential information, including content that can identify a listing location.
Avoid adding the following content as well:
- Email addresses
- Website links
- Phone numbers
- Emojis
- Abbreviations (Mr, Ms)
- Repetitive special characters
- All-capitalized words (such as "CC").
- Two words (or more) connected with a dot will be considered a website address and will cause an error to appear. I.e., [word].[word]. To solve it, ensure adding a space after the dot: [word]. [word].
You can add verification requirements to your house rules that guests must meet to make instant bookings, including presenting a verified government-issued ID and recommendations from other hosts.
Beta (Pro) users: You can add your listing's safety considerations in the "Guest safety" section. Safety considerations include information such as whether there are security cameras near the property or if guests must climb stairs.
Syncing limitations:
- The "Quiet hours" field doesn't sync from Guesty to Airbnb. To add "Quiet hours", change your sync settings to "limited sync".
- If "The property is suitable for infants and/or children" is toggled off, an "Explain why" field will appear. This field syncs only with Airbnb.
Vrbo users:
Only the first 150 characters of the house rules sync to Vrbo.
Set up house rules
Follow the instructions below to set up a listing's house rules.
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Properties.
- Select the relevant listing. For a multi-unit, edit the main unit settings and the house rules will update in the sub-units automatically.
- In the left-side menu, click Pricing & policies.
- From the dropdown menu, select Reservation policies.
- To the right of "House rules", click Edit.
- Toggle on or off the relevant options and add additional information in the text fields.
- Click Save.
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click Listings.
- Click the relevant listing.
- In the left-side menu, click Pricing & policies.
- From the dropdown menu, select Reservation policies.
- To the right of "House rules", click Edit.
- Toggle on or off the relevant options and add additional information in the text fields.
- Click Save.
