Setting up weekly or monthly discounts

This article is relevant for:

Encourage guests to book longer stays by offering monthly or weekly length of stay discounts. 

A weekly or monthly discount will be applied in addition to ("on top of") any other adjustments to the price per night and will be embedded within the accommodation fare. In contrast, coupons and promotions (available for Pro users) will apply "on top "of the accommodation fare, and be shown on a separate line item in the guest folio (invoice). The accommodation fare won’t be rounded following a discount. Check this example to see how multiple revenue management and financial tools work in conjunction to adjust a reservation accommodation fare.

If you created a rate strategy and specified that rates should not be lowered past a certain percentage, be aware that rates might still be reduced past the limit you set when using length-of-stay discounts. However, a discount won’t be applied if it lowers the price per night below 10 dollars (or the equivalent price in other currencies), as this is the lowest price per night supported by Guesty after applying all discounts.

Combining weekly and monthly discounts

Weekly and monthly discounts can be set on the same listing. In this case, the monthly discount (%) must be greater than, or equal to, the weekly discount (%).

Channel information

Airbnb 

  • A monthly discount will apply to reservations for 28 nights (or above).
  • Weekly and monthly discounts are synced to Airbnb as Length of Stay "discounts". Thus:

Pro users:

  • Airbnb considers a weekly or monthly discount the same as Guesty's Length of Stay promotion. If you set both a length of stay promotion and a weekly/monthly discount for the same listing, the weekly or monthly discount will be disregarded, and only the promotion will be used.
  • A length of stay promotion or weekly/monthly discount set in Guesty will override any Length of stay discounts set in Airbnb for the same listing.

Lite users:

Booking.com

Weekly or monthly discounts are not synced with Booking.com. Use promotions instead.

Vrbo

A monthly discount will apply to reservations for 28 nights (or above).

Manual and direct bookings

A monthly discount will apply to reservations for 30 nights (or above).

Set up a weekly or monthly discount

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Click the relevant listing. If the listing is a multi-unit, make these changes by editing the main settings of the multi-unit. The changes will apply to all sub-units.
  5. In the left menu, click Pricing & Policies and select Pricing.
  6. Find the "Weekly & monthly discounts" section.
  7. Click Edit to the right, and enter the discount percentage you want to apply under the "Weekly discount" or "Monthly discount" sections.
    • When setting up both types of discounts, your monthly discount must be greater than or equal to your weekly discount.
  8. In the top-right corner, click Save.
