Encourage guests to book longer stays by offering monthly or weekly length of stay discounts. Discounts sync to supporting channels and guests can see then when making a reservation.
A discount is applied in addition to ("on top of") other adjustments to the price per night and is incorporated within the accommodation fare. By contrast, coupons and promotions (available for Pro users) apply "on top "of the accommodation fare, and are shown as separate line items in the guest folio (invoice). The accommodation fare isn't rounded up or down following a discount. Even if you have a rate strategy configured so that rates are not lowered past a certain percentage, rates may still be reduced outside the limit when you use length-of-stay discounts. However, a discount won’t be applied if it lowers the price per night below 10 dollars or the equivalent in other currencies, as this is the lowest price per night supported by Guesty after applying all discounts.
Combining weekly and monthly discounts
Weekly and monthly discounts can be set on the same listing. The monthly discount (%) must be greater than or equal to the weekly discount (%).

Airbnb
A monthly discount applies to reservations of 28 nights or more.
Weekly and monthly discounts are synced to Airbnb as Length of Stay "discounts". Thus:
Airbnb considers a weekly or monthly discount the same as Guesty's length of stay promotion. If you set both a length of stay promotion and a weekly or monthly discount for the same listing, the weekly or monthly discount is disregarded and only the promotion is applied.
A length of stay promotion or a discount set in Guesty overrides length of stay discounts set in Airbnb for the same listing.
Booking.com
Weekly or monthly discounts don't sync to Booking.com. Use promotions instead.
Vrbo
A monthly discount applies to reservations of 28 nights or more.
Manual and direct bookings
A monthly discount applies to reservations of 30 nights or more.
Discounts sync automatically and apply to guest reservations made through the Booking Engine. However, guests won't see an itemized breakdown showing their discount on their reservation details.
Set up a discount
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Properties.
- Click the relevant listing. If the listing is a multi-unit, make these changes by editing the settings of the main unit. The changes will apply to all sub-units.
- In the left-side menu, click Pricing & Policies and select Pricing.
- In the "Weekly & monthly discounts" section, click Edit and enter the discount percentage you want to apply. When setting up both types of discounts, the monthly discount must be greater than or equal to the weekly discount.
- In the top-right corner, click Save.
