Manually changing the listing's price for specific nights

When you create a listing, you set its base price per night, and define its default minimum nights per stay. The base price can automatically be adjusted by pricing tools (such as a rate plan, Guesty PriceOptimizer, etc.) or manually changed for specific nights via the Multi-Calendar or a listing's calendar. When a base price is adjusted, it becomes a “nightly rate”. 

The prices on each cell in the Multi-Calendar reflect the nightly rate, or the base price (if it hasn’t been manually adjusted). Pricing tools adjust the nightly rate upon reservation creation, but do not reflect in a Multi-Calendar cell.

Follow the instructions below to manually adjust the listing's price per night for specific dates.

Important:

  • If Guesty PriceOptimizer is enabled on a listing, any manual adjustments to the base price must be done in Guesty PriceOptimizer directly. Otherwise, any manual adjustments to the base price will be overridden by Guesty PriceOptimizer.
  • In the case of a multi-unit, a nightly rate must be the same for all sub-units. Rates are not editable per sub-unit individually. Update the rate on the multi-unit's main listing and all the individual units will automatically be updated.
  • A listing’s nightly rate cannot be lower than $10 USD.

Via the Multi-Calendar

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the Multi-calendar icon .
  3. Select the relevant dates in the row of the relevant listing.
  4. In the right sidebar, under "Nightly rate", tick the Override rate strategy checkbox. Adjust the nightly rate.

    • Pilot users:

      In the right sidebar, click Override min nights or rates. Adjust the Nightly rate value.

  5. Click Save.

Via a listing's calendar

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector, then select Operations mode.
  3. Click Properties.
  4. Click the relevant property.
  5. From the listing's menu, click Calendar, then select Calendar.
  6. Click the relevant date on the listing's calendar. Adjust the dates in the pop-up if needed.
  7. Adjust the price value for the selected dates.
  8. To add your notes, Mark the Add a note? and/or the Add a reason? checkboxes. Fill in the relevant information.

    • Pilot users:

      In the right sidebar, click Override min nights or rates. Adjust the Nightly rate value.

  9. Click Save.
