Configuring the listing type, property type, and room type in Guesty

Correctly classifying your listing in Guesty helps attract more potential guests, as you accurately set their expectations from the start, ensuring they enjoy their stay more. 

In this article we explore the terms of properties, listings, and rooms, and when to use them.

Property type

By “property”, we refer to the physical real estate you lease for your guests' stays. Examples of property types are villas, apartments, lofts, and chalets.

When you create a listing, you set its property type. You can change the property type in the listing’s Property page > Location & details > Property details.

 

Listing type

The term “listing” refers to the digital representation of the property, mostly in the context of the information displayed in the booking channels.

When creating a listing in Guesty, you can select between three types of listings: Single units, multi-units, and complexes. The classification can help you easily locate and sort the different listings in your listing reports. Also, creating a multi-unit or a complex can help you group sub-units or room types under a parent unit, so you can manage their settings together.

Single unit

A single unit refers to a standalone accommodation, designed to be occupied by a single guest or a group of guests booked together. The property type can be a single apartment, house, villa, or any other self-contained living space not divided into separate rental units.

Multi-unit

A multi-unit refers to a listing that includes multiple units of the same type, all at the same address. For example, a multi-unit listing can include three “standard rooms”. Each of a multi-unit’s comprising units is called a “sub-unit”.

When a guest books a reservation in a multi-unit, you can allocate any available sub-units for their stay, as they all share similar characteristics such as facilities, size, and pricing.

Complex

A complex can consist of different unit types under the same roof. For example, one complex can include: 

  • A multi-unit, composed of three sub-units from a “standard room” type.
  • A single-unit, consisting of one unit of a “suite” type.

When creating a listing, you select whether the listing is the entire property (“entire home/apt”) or only part of it. For example, an apartment may contain one room available to rent, while all the other rooms in the property are not.
If the listing isn’t the entire property, you can define if the listing is a “private room”, or if the guest has to share it with others (“shared room”).

The listing type (entire home/apt, private or shared room) can later be changed in the listing’s Property page > Location & details > Property details. If the listing is a multi-unit or a complex, the listing type can be set for each of the composing units individually upon their creation.

When configuring the listing’s room arrangement, you can list all the rooms inside a listing, such as living rooms, bedrooms, and bathrooms, and specify for each room whether it is shared or private.

Room type

The term  “room type” (sometimes called “unit type”) refers to the listing’s sleeping arrangement

One listing can contain multiple room types, each offering a different sleeping arrangement. For example, one hostel can have seven standard rooms, five double rooms, three suites, and one duplex. Each of these four types is considered a room type, with the differentiating factor being the sleeping arrangement.

You can set the listing’s room type only after a listing is created, by navigating to the listing’s Property page > Location & details > Property details. You only need to specify the listing’s room type when connecting a listing to Booking.com. Otherwise, you can leave it blank.

In addition, every unit may include more than just a bedroom - such as a bathroom, living room, and amenities. You can configure the rooms inside a listing in the listing’s room arrangement. You can assign photos to each room separately so guests can know what they should expect.
