Setting up your listing’s room arrangement helps your guests choose a desired room to book, thus making their stay more comfortable and suitable to their needs. You can list the "room types" and which bed types are included in every “bedroom”.

In the context of a listing's room arrangement, “room types” refer to the composing rooms or spaces inside a listing. These room types can be, for example, bedrooms, living rooms, and bathrooms. Configuring these rooms and spaces is described in this article.

In addition, a listing's "room type" (or "unit type"), refers to the unit's sleeping arrangement, such as a "suit", "double", "triple", "standard room", studio, etc. Setting the listing's room type is only required for complexes connected to Booking.com. You can select the room type in the listing's Property page > Location & details > Property details:

Follow the instructions below to set or change your listing’s room arrangement.

Beta users: 

  • For listings connected to Airbnb or the Booking Engine (Booking Website for Lite users), you can specify which rooms are shared and which are private, by switching on or off the Shared room toggle. 
  • You can assign photos to rooms, and the photos will be synced to Airbnb, creating a photo tour section in the Airbnb listing page.
  • Setting the number of bathrooms in a listing via the “Location & details” is no longer possible. Add the listing's "Bathroom" room types using the instructions below. 
  • You can add a bed to a bedroom or shared space, but cannot add a bed to a full or half-bathroom.
  • If the listing's property type is "Studio", it is not possible to add a bedroom to the listing. 
  • If the listing's type is "Entire place/apt", it is not possible to add a shared bathroom (full or half) to the listing.

Channel limitations

Airbnb

After your Airbnb listings are connected to Guesty, manage your listing's room arrangement in Guesty. Any changes you make in Guesty will override the room settings in Airbnb. Read the syncing limitations below.

  • Several bed types are not supported by Airbnb, and some are not supported by Guesty. Using these types may cause syncing disruptions between the two platforms. See the full list here.
  • Adding a name to a “shared space” or “bedroom” type won’t sync to Airbnb. A “shared space” type will display as  “living room” in Airbnb, while a “bedroom” type will show as “Bedroom X”.
  • If a "shared space" doesn't have a bed, it won’t be included in the "Where you will sleep" section in the Airbnb listing page
  • The order of your space arrangements won’t sync between Airbnb and Guesty. However, the number of bedrooms and shared spaces will sync.
  • You can import a “shared room with others” from Airbnb to Guesty. Learn how.
  • Airbnb supports only one shared space per listing. Therefore, you cannot add more than one shared space to a “Studio” room type.
  • Updating a bathroom room type to “shared bathroom” in Airbnb won’t sync to Guesty

Vrbo

  • Lite users, connected to Vrbo after 19 FEB 2024: Set your listings’ room arrangement directly in Vrbo. All other Vrbo users - set the room arrangement via Guesty, as described below.
  • "Bathroom" room types will sync to Vrbo as indicated below. This information will appear on the listing page in Vrbo, under the "Amenities" section.
    • 1 bathroom in Guesty will appear as "Toilet - shower" on Vrbo
    • 0.5 bathroom in Guesty will appear as "Toilet" on Vrbo

Tripadvisor

  • The number of bedrooms won’t sync between Guesty and TripAdvisor. Set the bedroom count both in Guesty and in your Tripadvisor account.
  • Adjusting the bed types, bathrooms, or the number of bedrooms in Guesty won’t sync to TripAdvisor. Contact the Tripadvisor Support team to update these fields in Tripadvisor. 

Booking.com

Setting up a listing’s room arrangement

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Select the relevant listing. For a multi-unit, click the multi-unit's main unit. The bed arrangement will update in all sub-units automatically.
  5. In the listing's menu, under "Details & Layout", click Bedrooms & beds.
    • Pilot users: Under “Details & layout”, click Rooms & beds.
  6. Click Edit next to "Sleeping arrangements".
  7. Pilot users: Switch the Shared room toggle on when the room is available to all guests, or keep the toggle off when the room is only available to the guest’s party.
  8. Type in a name for the room, and select its relevant type from the dropdown list.
    • If you select a “Bedroom” type, click Add bed (or Add a bed for Pilot users). Then, select the relevant bed type.
  9. Click Add room  (or Add a room for Pilot users) to insert more rooms as needed and repeat steps 7-8.
  10. Click Save.

Updating a listing's room arrangement

You can easily update the listing's room arrangement. Follow the instructions below.

Pro users Lite users

Step by step:

  1. Follow steps 1-6 above
  2. Make the desired changes.
    • To remove a room, click the Trash Can icon.
    • To remove a bed type, click X at the top corner of the bed type icon.
    • Pilot users: to remove a bed type, hover over the bed type icon. Then, click the Trash Can icon.
  3. Click Save.
