Adding a markup

Use markups to apply a percentage increase and cover booking channel fees (channel commission). The markup applies to the listing's nightly rate, (weekday and weekend) base price, and the extra person fee and a different percentage can be set for each channel.

We will calculate the reservation's price with the markup and send that to the following booking channels:

  • Airbnb
  • Agoda
  • Booking.com
  • Manual reservations and reservations made through the Guesty Booking Engine (Booking website for lite users).
  • SiteMinder
  • TripAdvisor
  • Vrbo

We recommend creating the markup on the account level if it is relevant for all (or most) of your listings, and on the listing level if it is only relevant to specific listings.

We also recommend using the table below as a guideline for how much the markup percentage should be. The channel commission is taken out of the reservation's total payout, but the markup increases the nightly rate, which is only part of the total payout. This means the markup percentage should be higher than the channel commission percentage to compensate adequately:

Create a markup for all/most listings (account level)

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Financials mode.
  3. Click Financial settings and select Markups.
  4. To the right, click Edit.
  5. For each booking channel, enter the percentage you want to mark up:
    • To apply the markup to the Booking Engine API, set it up under the "Guesty Booking Engine" (it will also apply to Misterb&b listings).
  6. Click Save.

Create a markup for a specific listing (listing level)

Pro users Lite users

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Financials mode.
  3. Click Properties.
  4. Click the relevant listing. If the listing is a multi-unit, make these changes by editing the main settings of the multi-unit. The changes will apply to all sub-units.
  5. In the left menu, click Pricing & policies and select Pricing.
  6. Find the "Markup/Markdown" section, and click Edit to the right.
  7. If the Use your account's default settings toggle is on, turn it off.
  8. For each booking channel, enter the percentage you want to mark up under "Markup/Markdown".
    • To apply the markup to the Booking Engine API, set it up under the "Guesty Booking Engine" (it will also apply to Misterb&b listings).
  9. Click Save.

The price on the booking channel is calculated with the markup. If the resulting price is not a whole number, Guesty will round it up to the nearest whole number. For example, if a 3.5% markup is added to a nightly rate of 51 USD, the resulting price will be 51 x 1.035 = 52.785, and Guesty will round that up to 53 USD.
