Unable to alter a reservation in Airbnb

You can make changes to a reservation by submitting an alteration request in Airbnb.

Airbnb automatically checks for availability in Guesty. If the request isn't accepted, make sure to check the following options.

1. Check your listing's status

  1. Make sure that your listing is "Active" (listed) and activated.
    1. In the listing's menu, click Settings.
    2. On the top right side of the "Listing status" section, click Edit.
    3. Under "Listing status", turn the Listing is not active toggle on (the toggle will now display as Listing is active).
  2. If your listing's status is "Not connected", the alteration will fail.
    1. Connect your Airbnb listing to update your listing's status.

2. Check minimum night settings

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Click the relevant listing.
  5. In the listing menu, click Calendar. If the listing is a multi-unit, click the relevant sub-unit first by editing the multi-listing unit.
  6. Click Monthly Calendar.
  7. Check theicon on each of the relevant dates of the calendar.

Note:

The number of minimum nights will be revealed. Check to see that this number allows for the alteration in Airbnb. If not, you can change the number of minimum nights.

3. Check for manually blocked dates

You can block dates on a listing's calendar at any time. The dates on the relevant listing may have been manually blocked. Check to see if this is the case and unblock them if relevant.

4. Check Advance Notice settings

Step by step:

  1. In the listing menu, click Calendar. If the listing is a multi-unit (Pro users only), ensure that you are accessing this via the listing's main settings.
  2. Click Availability Settings, then Edit.
  3. Click the dropdown menu below "Advance notice".
  4. Change the value to None (Default) if any other value is set.

5. Check preparation time settings

Step by step:

  1. In the listing menu, click Calendar. If the listing is a multi-unit (Pro users only), ensure that you are accessing this via the listing's main settings. Learn how to check this here.
  2. Click Availability Settings, then Edit.
  3. Click the dropdown menu below "Preparation time".
  4. Change the value to None if any other value is set.

6. Check calendar availability

Check the calendar to see if there is another reservation booked on the altered dates of the reservation.
Learn more about how to troubleshoot calendar and pricing discrepancies.

7. Check the maximum occupancy allowed

Check the occupancy of the listing, and make sure the property can accommodate the new number of guests in the relevant reservation.

For example: Let's say the property can accommodate up to 6 people, and the modification is for 8 people. The alteration request will be rejected since the property can't accommodate more guests.

8. Check for rate strategy (Pro users only)

  1. Check if you are not overriding nights and prices.
  2. Check there are no restrictions for check-in or checkout during specific dates.
  3. Make sure there are no rules set for recurring dates, holidays, short stays, etc.

Learn more about Rate Strategy and how Guesty calculates multiple minimum nights for the same dates.

Important:

When moving a reservation to a new listing, the cleaning fee of the original listing will still apply.

9. Check for custom availability (in Airbnb)

In Airbnb, check if you custom availability or limitations for specific booking dates.
For example, if you have restricted the check-in or check-out dates for the specific days of the modification, then the alteration request will be rejected.

10. Resubmit the alteration request

  1. After the steps above have been checked, resubmit the alteration request in Airbnb.
  2. You can reconfigure the settings once the reservation has been successfully changed.
