Managing Owners Portal settings

The Owners Portal is a dedicated Guesty-powered website for property owners, separate from the Guesty dashboard. It allows owners to view property data, monitor earnings, make reservations for personal stays, and more. As a property manager, you control what information and features owners can access on their portals. Use default portal settings to configure what all owners will see in their portal. You can customize portal settings for individual owners at any time.

Your website URL will look like this: thenameyouchoose.guestyowners.com. You can connect your own domain to the Owners Portal to use your own website address.

Below we'll cover everything you need to know about how to set up the Owners Portal.

Choosing a URL for your Owners Portal website

Setting a unique and recognizable URL for your Owners Portal helps create a professional experience for your property owners. While all owners share the same default domain URL, each owner has a unique portal.

Performance metrics

Check the boxes for the performance metrics you want to give your owner access to.

Performance metric

What will be displayed

Booked nights Allows your property owner to view the number of nights each property is currently blocked by confirmed reservations within the selected time period.

Occupancy

Allows your property owner to view how occupied their property is. The "Occupancy percentage" metric is calculated by dividing the number of booked nights by the number of bookable nights (both booked and available for booking).

Note:

The occupancy rate won't include reservations made before the Guesty listings were activated, so imported or uploaded reservations won't be counted.

Average nightly rate

Allows your property owner to view the average cost of staying at the property, calculated by dividing confirmed revenue (revenue coming from confirmed reservations only) by confirmed reservations.

Net rental income

Important:

This toggle is available for Accounting users only.

Allows your property owner to view rental income by hovering over a specific reservation to view the Reservation tooltip in the "My Properties" section.

Accommodation fare

Important:

This toggle is available for non-Accounting users only.

Allows your property owner to view the accommodation fare as follows:

  • "My properties" page displays the net accommodation fare on the top bar, and the original accommodation fare on the reservation tooltip.
  • "Reservation report" page displays the original accommodation fare.

The monthly sum of the accommodation fare is calculated as follows:

  • Reservations via booking channel: Original accommodation fare, reflecting the amount that appears on the booking channel.
  • Reservations via direct booking: Net accommodation fare.

The monthly sum includes the original accommodation fare for confirmed and canceled reservations. If a canceled reservation should be excluded from the accommodation fare, adjust the line item by adjusting a reservation's guest folio.

Terminology

    • Accommodation fare: the general term used to represent the cost of staying at the property before adjustments.
    • Original accommodation fare: the accommodation fare set by the reservation source, referred to as "original price" in the Guest Folio.
    • Net accommodation fare: the cost of staying at the property after adjustments. The net accommodation fare for confirmed reservations contributes to the monthly sum based on the recognized revenue setup.

Owner revenue

Allows your property owner to view their earnings. Depending on the calculation model (Business model definition/Revenue share formula), calculations may include the accommodation fare, channel commissions, and discounts. Learn more about how the owner's revenue is displayed in the Owners Portal.

  • Accounting users: The owners' share will be calculated according to the business model defined in the Accounting settings. Accommodation fare will be available alongside Net Rental Income.
  • Non-Accounting users: The revenue will be calculated using your revenue share formula. The owner's revenue will be displayed in the Owners Portal based on your selection on the "Recognized Revenue" page—either by check-in date, check-out date, or calendar dates. The accommodation fare will also be available.

Note:

For canceled reservations:
Depending on the listing’s cancellation policy, revenue from a canceled reservation may be accounted for and displayed in the owner’s revenue.

Revenue Per Available Listings (RevPAL)

Allows your property owner to view how well the property is performing each month. This metric is measured by multiplying the Average Nightly Rate by Occupancy.
