You can use Advanced Analytics to view the occupancy rate of some or all of your listings over a selected period, for up to 12 months from today. The occupancy rate is the number of booked days divided by the number of bookable days.
Important:
The Historical Data filter allows occupancy data for reservations with a check-in date from before a listing was activated. When set to true it will show occupancy, ANR and RevPAL data from the first check-in prior to the activation date. If no prior check-ins are found, data will start from the activation date.
Booked days
Bookable days
- Manual blocks.
- Owner stay blocks.
- Blocks created by Smart Calendar Rules.
- Blocks created when a listing's annual booking limit is reached.
- Blocks created when a listing's calendar is unavailable by default.
- Blocks created for a listing's preparation time.
- iCal blocks.
Note:
Dates blocked by advance notice and booking window settings are considered bookable days since they were previously available. However, if any of the above also apply on the same day, it will not be considered bookable.
The overall occupancy rate
- Active listings. Since listings that are inactive now could have been active during the selected period, the timeframe in which they were active is included in the calculation.
- Unlisted listings that are active.
Note:
- The occupancy rate calculation method (booked days/bookable days) and how bookable days are determined (including any adjustments requested to consider additional blocked dates as bookable) also applies to occupancy rate calculations displayed in all Owners portal.
- You can also view the occupancy rate per individual listing via the "Listing Performance" widget in the Advanced Analytics Occupancy dashboard.

Example 1: Occupancy rate per individual listing
The table below represents a listing's calendar, from 1st January to 10th January. Next to each date, you can see its status, whether or not the date has been blocked, and the number of booked and bookable days.
In this example, the occupancy rate is 57.14%. See how it is calculated below the table.

Example 2: The overall occupancy rate
In this example, there are 3 listings - A, B, and C. The tables below represent the listings' calendars over a period of 3 days - 1st January to 3rd January. The overall occupancy rate is calculated on all 3 listings.
