Linking a listing to Airbnb

You can connect your existing listing in Guesty to an existing listing in Airbnb by linking (“mapping”) them to each other.

Start by pulling new listings from Airbnb to your dashboard in a “Not-connected” status. Then, match the pulled listing to its corresponding listing in Guesty and select its sync setting, described in the instructions section.

Linking the listing can take up to 24 hours. Once done, the listing status will change to "Connected" on the integration page, and its data will sync across Guesty and Airbnb, according to the sync setting you configured.

How the linking affects your listing settings and data

  • Past messages and reservations will be pulled from Airbnb.
  • If you apply a Full sync setting for the listing, the pricing, availability settings (including calendar blocks), and content attributes in Guesty will override the corresponding data in Airbnb, this cannot be undone. If you apply a Limited sync setting, only the pricing and availability settings in Guesty will override the same data in Airbnb, while the listing’s content attributes in Guesty won't be used. In this case, all content attributes should be managed in Airbnb. Updates to these attributes in Airbnb won’t sync back to Guesty. 
  • When pulling an Airbnb listing to Guesty, it will be added to the Airbnb account page in Guesty where the listing originated. It cannot be relocated to a different account page in Guesty.

Before you begin

Ensure both the listing in Airbnb and Guesty meet the requirements below before initiating the linking process.

Airbnb account & listing status

  • The listing in Guesty must be listed.
  • The listing in Airbnb must not be flagged or suspended. Also, its status in Airbnb must be “Listed” (=bookable and searchable in Airbnb) or “Unlisted”. We cannot link listings with an “In progress” status. The listing status in Guesty will keep the same listed status as in Airbnb. i.e., if it is unlisted in Airbnb, it will be unlisted in Guesty. In this case, to make the listing bookable, you will need to list the listing.
  • Your Airbnb account in the Guesty dashboard must be in a “Connected” status. 
  • Guesty currently doesn't support co-host accounts.
  • The Airbnb listing must be displayed on Guesty’s integration page. If not, pull the listing, as described in the instructions below.
  • The Guesty listing must not be connected to another Airbnb listing. If it is, disconnect it from the current listing. If it was previously linked to an Airbnb listing, ensure it is both disconnected and unlinked from the Airbnb listing. An unlinked listing will display "Not listing is connected" under the "Listing in Guesty" column.
  • The pulled listing from Airbnb must not be connected to a Guesty listing. 

Listing registration and license

You may be required to have a license to lease the property in your jurisdiction. In this case, add your license details to Airbnb before linking the listing. 

Minimum number of nights

Ensure your listing’s minimum/maximum number of nights per stay is aligned with your region’s requirements.

Property type

Guesty only supports several Airbnb property types. Use one of the following types in Guesty and Airbnb to avoid the syncing failure. 

  • Apartment
  • Studio
  • Bed & Breakfast
  • Boat
  • Bungalow
  • Cabin
  • Camper/RV
  • Castle
  • Cave
  • Chalet
  • Condominium
  • Earth house
  • Dorm
  • House
  • Hut
  • Igloo

Add only one shared space to a studio property type.

For a multi-unit, ensure you select one of the following property types:

  • Apartment
  • Condominium
  • Dorm

Title, house rules, and description fields

All content (titles and descriptions) should adhere to Airbnb’s content policy. Additionally, the following content isn’t allowed in Airbnb, and if added, will cause the syncing to fail:

  • Email addresses
  • Website links
  • Phone numbers
  • Emojis
  • Abbreviations (Mr, Ms)
  • Repetitive special characters
  • All-capitalized words (such as "CC").
  • Two words (or more) connected with a dot will be considered a website address and will cause an error to appear. I.e., [word].[word]. To solve it, ensure adding a space after the dot: [word]. [word]. 

Photos

The listing in Guesty must have at least one photo. Ensure the photo resolution does not exceed 1920x1080px, and the file size does not exceed 4 MB.

Follow the instructions below to pull a new listing from Airbnb, and then link it to a Guesty listing.

1. Pull the listing to Guesty 

After creating a new listing in Airbnb, click the refresh icon on the integration page in Guesty and refresh the page. It can take 3-5 minutes for a new listing to appear. Listings are pulled in a “Not connected” status. If the listing is already displayed in the dashboard, continue to the next section.

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Growth mode.
  3. Click Distribution.
  4. Click the Airbnb thumbnail.
  5. Click the relevant Airbnb account.
  6. At the top right, click the sync icon
  7. In the pop-up, click Sync account.
  8. Refresh the page.

The listing will appear on the integration page with a “Not connected” status within a few minutes.

2. Link the pulled listing

  1. To the right of the relevant listing, click Not-connected, then select Link from the dropdown menu.
  2. In the pop-up window, select the relevant listing in Guesty, and choose the sync settings. You can set either a Full sync or Limited sync for your listing, and later switch the sync settings if needed.  Learn which data types are synced between Guesty and Airbnb for Full sync and Limited sync, and where to manage each data type accordingly.

    Full sync

    In Full sync, the rates, availability settings, guest messages, and reservations sync between Guesty and Airbnb and should be managed in Guesty. If you apply changes in Airbnb to the rates or availability settings values, they will be overridden by the settings in Guesty the next time syncing occurs. Updates are expected to sync between Guesty and Airbnb within several minutes. However, during high-load activity, it could take up to 24 hours. Additionally, the listing content attributes, including description fields, property type, cancellation policy, booking options (instant or request to book), and amenities should be managed in Guesty. 

    Limited sync

    With Limited sync, you manage your rates, availability settings, guest messages, and reservations in Guesty, while managing all content attributes (description fields, etc.) in Airbnb. Changes to the attributes in Airbnb won't be reflected in Guesty. 

  3. Click Link

The listing’s status will change to “Pending”. Once the linking process is done, the status will change to “Connected”. Allow 24 hours for the status to update.
