Deactivating or activating a listing

You can deactivate and reactivate a listing at any time. When a listing gets activated, Guesty will manage the listing, and billing for the listing will start. If you wish to stop the billing for your listing for a while, but not to delete it permanently, you can deactivate it.

Deactivate a listing

Note the following before deactivating a listing:

Reservations

Billing and Accounting

  • Confirmed reservations made before deactivating the listing will be billed, regardless of the check-in date.
  • If you don't want to be billed for a listing for a specific month, it's important to deactivate the listing before the end of the previous month. If a listing is deactivated mid-month you will still be billed for the full month.
  • Users with the accounting feature - should not delete their listings.

Automation

  • Deactivating a listing will deactivate all automation and calendar features as well (such as existing Smart Calendar Rules). Please note that reactivating the listing won't automatically activate the Smart Calendar Rules again. 

Booking channels integrations:

  • A deactivated listing will still appear in connected booking channels.
    Unlist the property before deactivating it to make sure it is unlisted in the channels as well.
  • A listing can be suspended or paused by Airbnb if it violates Airbnb’s Trust and Safety concerns or other policies. In this case, the listing remains active and connected in Guesty, and billing for it continues. The listing won't be bookable on Airbnb but will be shown as listed in Guesty. Contact Airbnb Support for further assistance.

Reporting and analytics:

  • Reservations will not appear in custom reports for deactivated listings, and the deactivated listing will no longer appear in the Multi-Calendar.
  • Deactivating a listing removes its data from Analytics. To continue seeing data for this listing, hide the listing from the booking channels and keep the listing active.

Display in the Multi-Calendar:

  • A deactivated single unit or a sub-unit won't be displayed in the Multi-Calendar.
  • In the case of an active multi-unit listing:
    • If there are any active sub-units assigned to it, the multi-unit will appear in the Multi-Calendar with the active sub-units only.
    • If there are no active sub-units, the multi-unit will appear in the Multi-Calendar with an allotment "0".
  • In the case of an inactive multi-unit listing:
    • If there are any active sub-units, the multi-unit will appear in the Multi-Calendar with the active sub-units only.
    • If there are no active sub-units, the multi-unit, and its sub-units will not appear in the Multi-Calendar.

Follow the instructions below to deactivate a listing.

Step by step:

  1. If Guesty's Snooze publishing feature is activated for the listing, deactivate it to prevent the listing from being reactivated automatically.
  2. Sign in to your Guesty account.
  3. In the top navigation bar, click the icon dropdown menu and select Operations mode.
  4. Click Properties.
  5. Click the relevant listing.
  6. If the listing is a multi-unit or complex, access the listing's main settings to deactivate the entire listing or click a sub-unit to deactivate it individually.
  7. In the left-side menu, click Settings.
  8. On the top right side of the "Status in Guesty" section, click Edit. Then, switch the Activate listing toggle off.
    • In the case of a multi-unit, if you switch the "Activate listing" toggle off from the parent-unit, you will be prompted to choose whether or not it should apply to all the listing's sub-units. Click Yes or No. If you click No, the sub-units won't be deactivated.
  9. In the pop-up, tick the checkbox I have read and understood the result of deactivating this listing, and click Yes, deactivate listing.

Activate a listing

Once you reactivate a deactivated listing, billing for it will resume. If you're unable to reactivate a listing, check your payment method settings.

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Click the relevant listing.
  5. If the listing is a multi-unit, access the listing's main settings to activate the entire listing or click a sub-unit to activate it individually.
  6. In the left-side menu, click Settings.
  7. Next to "Status in Guesty", click Edit.
  8. Switch the Activate listing toggle on.
  9. Once a listing has been activated, check that it is "Listed" in Guesty, to ensure that it appears on the connected booking channels.
