Understanding Airbnb service fees for hosts and guests

Airbnb is replacing the split-fee and host-only fee structures with a mandatory single fee structure. With the new structure, guests see and pay the price you set with no additional service fees.

From October 27, 2025, all hosts are automatically moved to a single service fee of 15.5%, and 16% for listings in Brazil. This fee applies as a percentage to the nightly rate and all host-charged additional charges, such as cleaning fees. The fee incorporates the additional 1–2% for cross-currency bookings that Airbnb announced in 2024.

While the 15.5% single service fee may seem higher, you can adjust nightly rates and fees to ensure payouts and guest prices remain unchanged. Understanding the fee structure and implementation timeline

Single fee structure
A single 15.5% service fee applies to the price of confirmed reservations and used to calculate your total payout. The fee is based on the global average of Airbnb’s service fees, shared by both hosts and guests. Reservations in Brazil have a single service fee of 16%. Existing hosts who are on the single fee at 15% and who do not use a Property Management System (PMS) or Channel Manager (CM) will be automatically transitioned to the 15.5% single fee structure on December 01, 2025.

Whether you use a single fee or split-fee model, a 15.5% markup is not enough to cover the 15.5% single fee. To maintain your earnings, we recommend you follow the steps below:

Change your Airbnb markup to at least 18.34% higher than your current fee.
You can add a markup to your Airbnb account, as shown below, or to a Airbnb specific listing.
Add a cleaning fee to your Airbnb listings of at least 18.34% higher than your current fee.
Increase basic or additional fees to your Airbnb account or to a specific Airbnb listing by at least 18.34% higher than your current fee.

Why 18.34%?

Let’s say your target is $100 payout for a listing. If you apply a 15.5% markup, your net earnings will only be $97.60. If you apply an 18.34% markup, the guest will pay $118.34. Your commission will be $18.34, and your earnings will be right on target.
