Airbnb is replacing the split-fee and host-only fee structures with a mandatory single fee structure. With the new structure, guests see and pay the price you set with no additional service fees.
From October 27, 2025, all hosts are automatically moved to a single service fee of 15.5%, and 16% for listings in Brazil. This fee applies as a percentage to the nightly rate and all host-charged additional charges, such as cleaning fees. The fee incorporates the additional 1–2% for cross-currency bookings that Airbnb announced in 2024.
While the 15.5% single service fee may seem higher, you can adjust nightly rates and fees to ensure payouts and guest prices remain unchanged. Why 18.34%?
Let’s say your target is $100 payout for a listing. If you apply a 15.5% markup, your net earnings will only be $97.60. If you apply an 18.34% markup, the guest will pay $118.34. Your commission will be $18.34, and your earnings will be right on target.
