Understanding occupancy rate calculations in Advanced Analytics

Advanced Analytics provides a clear view of the occupancy rate for some or all listings over a selected period, for up to 12 months from today. This article explains the difference between booked and bookable days and how the occupancy rate is calculated.

Important:

The "Historical Data" filter allows you to view occupancy data for reservations with a check-in date from before a listing was activated. When set to "True", it shows occupancy, Average Nightly Rate (ANR), and Revenue Per Available Listing (RevPAL) data from the first check-in prior to the activation date. If no prior check-ins are found, data starts from the activation date.

Understand booked and bookable days

The occupancy rate is the number of booked days divided by the number of bookable days. By default, this calculation is based on confirmed guest reservations. If you want to update or change how your occupancy rate is calculated, contact us for assistance.

Booked days

The number of days with a confirmed reservation in the selected period.

Bookable days

The number of days that could have had a confirmed reservation in the selected period. A listing's calendar can have blocks that stop a date from being booked. By default, dates with the following blocks aren't considered bookable, but you can contact us to include them in your Advanced Analytics calculations (it can take up to 24 hours for the change to take effect):

Note:

Dates blocked by advance notice and booking window settings are considered bookable because they were previously available. However, if any other block types listed above also apply to the same day, it isn't considered bookable.

Calculating the overall occupancy rate

When viewing the Occupancy dashboard in Advanced Analytics, you can see the overall occupancy rate for some or all listings in your Guesty account for a selected period. The following listings are included in the calculation:

  • Active listings: Since listings that are currently inactive could have been active during the selected period, the timeframe in which they were active is included.

  • Unlisted listings: These are included if they are currently active.

You can also view the occupancy rate for an individual listing via the "Listing Performance" widget in the Advanced Analytics Occupancy dashboard.

Note:

The occupancy rate calculation method (booked days/bookable days) and your specific bookable day settings also apply to occupancy rate calculations displayed in the Owners Portal.

Examples of occupancy rate calculations

Below are two examples to help you further understand the occupancy rate calculation.

Example 1: Occupancy rate per individual listing

The table below represents a listing's calendar, from 1st January to 10th January. Next to each date, you can see its status, whether or not the date has been blocked, and the number of booked and bookable days.

In this example, the occupancy rate is 57.14%. See how it is calculated below the table.

Example 2: The overall occupancy rate

In this example, there are 3 listings - A, B, and C. The tables below represent the listings' calendars over a period of 3 days  - 1st January to 3rd January. The overall occupancy rate is calculated on all 3 listings. 

The overall occupancy rate is 71.43%. See how it is calculated below the tables.
