You can use Advanced Analytics to view the occupancy rate of some or all of your listings over a selected period. In Guesty, the occupancy rate is calculated as follows; the number of booked days divided by the number of bookable days.

This article will help you understand the difference between booked and bookable days, how the occupancy rate is calculated for multiple listings at once, along with a few example scenarios. See the information below. 

Important:

Advanced Analytics does not recognize occupancy for reservations that have a check-in date from before the listing was activated.

Tip:

You can view occupancy data up to 12 months ahead from today.

Booked Days

The number of days that contain confirmed reservations in the selected period. 

Bookable Days

The number of days that can or could have been booked in the selected period. This includes available days, and those that contain confirmed or reserved reservations. The following items are not classed as bookable days.

Note:

Dates blocked by advance notice and booking window settings are classed as bookable days as the days were previously available. However, if any of the above items in the list are also applied on the same day, it will not be classed as bookable.

The Overall Occupancy Rate

When viewing the Occupancy dashboard in Advanced Analytics, you can see the overall occupancy rate for some or all listings in your Guesty account for a selected period. See below which listings are included in the calculation.
  • Only listings that are active. As some listings that are currently inactive may have been active in the selected period, the timeframe in which they were active is included in the calculation.
  • Unlisted listings are included, providing the listing is active.

You can also view the occupancy rate per individual listing via the "Listing Performance" widget in the Advanced Analytics Occupancy dashboard

Examples of Occupancy Rate Calculations

In order to help you further understand the occupancy rate calculation, we have two created example scenarios. See the examples below.

Example 1: Occupancy Rate Per Individual Listing

The table below represents a listing's calendar, from 1st January to 10th January. Next to each date, you can see its status, whether or not the date has been blocked, and the number of booked and bookable days. 
In this example, the occupancy rate is 57.14%. You can see how this is calculated below the table.

  • The total number of booked days is 4.
  • The total number of bookable days is 7.
  • 4 divided by 7 = 57.14%.

Example 2: The Overall Occupancy Rate

In this example, a Guesty account has three listings (Listing A, Listing B, and Listing C). The tables below represent the listings' calendars over a period of three days (1st January to 3rd January). The overall occupancy rate is calculated on all three listings. 
The overall occupancy rate is 71.43%. You can see how this is calculated below the tables.

  • The total number of booked days for all three listings in this period is 5.
