Airbnb displays a listing's total price by default in search results. This price includes all fees, such as cleaning and service fees, and excludes taxes. Understanding how this price is generated allows you to verify that your listing's pricing strategy appears correctly to potential guests.
Components of the total price
To verify the total price, manually calculate the separate items that contribute to the pricing. These items include:
- Accommodation fare: The nightly rate plus any markup
- Additions: Cleaning fees or additional fees
- Deductions: Discounts or promotions

Step 1: Calculate accommodation fare
First, calculate the base cost for the nights booked and apply the markup.

Taxes
Taxes are excluded from this search result display and are calculated and added during the checkout process.
For some reservations, taxes may also be withheld from the host payout by Airbnb after the reservation is booked. These withholdings are separate from the taxes included in the guest's final checkout amount and may not be displayed as separate deductions in Guesty.
For example, in Mexico, Airbnb may withhold 4% income tax (ISR) and 8% VAT (IVA) directly from the host payout. These amounts are not currently passed to Guesty through Airbnb's API, so the payout shown in Guesty may be higher than the net payout shown in Airbnb.
When reconciling the actual amount received, use the Airbnb earnings statement as the source of truth for the net payout.
