Connecting your Homes & Villas by Marriott Bonvoy (HVMB) account and listings to Guesty

You can publish your Guesty listings to Homes & Villas by Marriott Bonvoy (HVMB) and manage them directly in Guesty. Once your Guesty account is connected to HVMB, you can publish listings at any time, and the content will be synced across the platforms. Note that only one HVMB account can be integrated with Guesty. Learn about the connection statuses and basic troubleshooting.

Before you begin

HVMB will review your listings and determine whether they are eligible to be listed. Ensure you follow the channel's prerequisites, limitations, and property/listing requirements.

  • HVMB works with professional property management companies (PMCs) to manage luxury properties
    This means individual homeowners aren't applicable.
  • This is a premium distribution channel that carries an additional cost (the price is $4 USD per listing)
    • Payment will begin once the listing is fully connected
    • If you'd like to connect with Google VR as well, the combined price per listing is $6 USD
    • Users with more than 50 listings are entitled to various discounts

Marriott (HVMB) account and listing requirements

You must meet the minimum number of listings required according to your location. If your properties are in the United States, you must manage at least 50 properties.  If your properties are outside the United States, you must manage at least 15 properties.

You must provide the following on your property:

  • Basic home standards
  • Safety equipment, including smoke and carbon monoxide detectors, fire extinguishers, and a first aid kit
  • Wi-Fi, linens, towels and other essentials
  • Bathroom Amenities (soap, shampoo, etc.)
  • 24/7 Support
  • Fully equipped kitchen

 

Your listings must include the following settings:

  • Cancellation policy (will be assigned during the onboarding process)
  • Listing's check-in and check-out times
  • Unique property name (min 8 characters, max 255)
  • Listing ID (provided by the HVMB Integration team)
  • HMC ID (provided by the HVMB integration team)
  • Accurate property address
  • Property Description
  • The number of rooms must be greater than 0, including one or more bedrooms (no studios or home shares).
  • Fully equipped kitchen
  • Minimum of 6 pictures with a minimum resolution of 500 x 800
    We recommend 20 pictures.
  • Minimum of 5 amenities
  • Your listings must have availability of at least 3 consecutive days for the next 365 days, including a nightly base price

 

Connecting your HVMB account and listings

Step by step:

  1. Obtain your HVMB HMC ID (7-digit serial number) from your HVMB supply leader. If you don't have this ID, reach out to your point of contact and request it from them. If you are not in contact with a supply leader from HVMB, fill out this form. A HVMB representative will respond to your request within 24-48 hours.

  2. Sign in to your Guesty account.
  3. In the top navigation bar, click the mode selector and select Growth mode.
  4. Click Distribution.
  5. Click the Homes & Villas by Marriott Bonvoy thumbnail.
  6. Click Start connecting to Marriott.

  7. If you already have a HVMB account, mark the I have already signed up checkbox. Otherwise, click Register here and we'll be in touch. Complete the onboarding questionnaire and repeat the steps.
  8. Click Continue to connect listings.
  9. Select a cancellation policy and a cancellation fee (if relevant) from the dropdowns, then click Next.
  10. Choose the listings you'd like to connect, by selecting All my current listings or Specific listings. If choosing the latter, click Select listings to connect. Then, mark the checkboxes for the relevant listings, and click Done.
    • Only multi-units and single units can be linked to HVMB, complexes and sub-units are not supported (multi-units will function as a single unit).
    • Any unlisted or inactive listings will not be published to HVMB. Learn how to activate and list your listings.
  11. Click Done.
    A pop-up will appear letting you know that your listings are pending connection with HVMB.
  12. Click Continue to dashboard.

 

Making changes to a listing after initiating the connection process

Making changes to listings after the connection process was initiated can only be synced to the channel if the listing’s status is either “Failed” or “Connected”.

For example:
If you finished the connection setup and the listing is in “Pending” status, adding images to the listing in Guesty won’t be synced to HVMB.

In this case, wait for the listing’s connection status to change to "Connected" or "Failed". If the status changed to “Connected”, the added images will be synced to the channel.

If the status changes to “Failed” you will need to initiate the connection process again (the photos will be pushed to the channel).
