If your listings stay in "Pending" status when connecting them to Vrbo via Guesty, it’s usually due to missing or incorrect information. Common issues include address formatting, license numbers, rate setup, and sync delays. Follow the steps below to troubleshoot and resolve the issue.
Verify the required information
Vrbo has specific listing requirement. Ensure you have provided the following accurate information:
- Property title and complete description
- At least 7 high-quality photos with minimum 1024x683 pixel resolution. No watermarks or logos should be displayed on photos.
- Accurate pricing and availability calendar
- Check-in and check-out times
- Maximum occupancy limits
- Configured house rules
- A cancellation policy
Verify the address format
Address formatting issues are a common cause of Vrbo integration issues. Follow the steps below to verify your listing has the correct format.
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Properties.
- Click the relevant listing. In case of a multi-unit or a complex, navigate to the multi-unit or complex main unit page.
- In the left-side menu, under "Details & layout", click Location & details.
- Under "full address", ensure the listing address includes:
- A number and street name. The number must appear before the street name, for example "182 West Street"
- The correct postal/zip code.
- If the zip code includes a dash after the first five digits, remove the dash and any digits that follow. For example, 63960-184 becomes 63960.
- No changes are needed for zip codes that are 6 digits or more and contain no dash.
- Confirm the city/state match the postal/zip code

Verify registration/license number requirements

Pilot users: For properties with a “Pending” status that require compliance information to be published on Vrbo, you can add or update the required details directly in Guesty.
Verify your listing's rates
Vrbo requires proper rate configuration for listings to be approved. Follow the steps below to check that your listing's base price is set.
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Properties.
- Click the relevant listing.
For a multi-unit, access the listing's main settings. The change will be applied to the sub-units. - In the left-side menu, click Pricing & Policies.
- From the dropdown, click Pricing.
- Ensure the "base price" is set. Vrbo doesn't accept $0 rates.
Set the base price if necessary. - Check that minimum stay requirements are set up.
- If applicable, verify seasonal rates.
Verify your account status
Log in to your Vrbo account. Check for any alerts or notifications and verify the following:
- Your subscription is active.
- An advertisement plan is assigned to your property. Each property on Vrbo requires an active advertisement plan. Without it, listings will remain in "Pending" status indefinitely.
If your listing is active in Vrbo but remains "Pending" in Guesty, wait 72 hours for changes to sync to Guesty. If the status remains "pending" for more than 72 hours, contact us with the following information:
- A screenshot of any error messages
- A screenshot of your Vrbo extranet dashboard showing the property status
- The listing ID
- A list of the steps you've taken
