If your listings stay in "Pending" status when connecting them to Vrbo via Guesty or publishing them, it’s usually due to missing or incorrect information. Common issues include address formatting, license numbers, rate setup, and sync delays. Follow the steps below to troubleshoot and resolve the issue.
Correctly configure your account and listings
Log in to your Vrbo account. Check for any alerts or notifications and verify the following:
- Your subscription is active.
- An advertisement plan is assigned to your property. Each property on Vrbo requires an active advertisement plan. Without it, listings will remain in "Pending" status indefinitely.
If your listing is active in Vrbo but remains "Pending" in Guesty, wait 72 hours for changes to sync. If the status remains "pending" for more than 72 hours, contact us.
Update your property license number
Many regions require property registration numbers. See Vrbo's instructions to add or update your property registration number.
For properties with a “Pending” status that require compliance information, you can add or update the required details directly in Guesty.
Verify your listing meets requirements
Vrbo has specific listing requirements. Ensure the following information is accurate:
- Property title and complete description
- At least seven high-quality photos (min 1024x683px) without watermarks or logos.
- Accurate pricing and availability calendar.
- A cancellation policy.
Format the listing address
Address formatting issues are a common cause of Vrbo integration issues. Follow the steps below to verify your listing address format.
Step by step:
- Sign in to your Guesty account.
- In the side navigation menu, click
Properties.
- Click the relevant listing. For multi-units/complexes, navigate to the main unit page.
- In the side navigation menu, click Details & Layout to open the dropdown menu and select Location & details.
- Under full address, ensure the listing address includes:
- A number and street name. The number must appear before the street name (e.g., "182 West Street").
- A correct postal/zip code. If it includes a dash after five digits, remove the dash and following digits (e.g., 63960).
Verify your listing's rates
Vrbo requires proper rate configuration. Follow the steps below to check that your listing's base price is set.
Step by step:
- Sign in to your Guesty account.
- In the side navigation menu, click
Properties.
- Click the relevant listing.
- In the side navigation menu, click Pricing & policies to open the dropdown menu and select Pricing.
- Ensure the base price is set. Vrbo doesn't accept $0 rates.
