Setting a property's minimum and maximum nights

Managing the length of stay for your properties helps you control your inventory and reach your business goals. By setting minimum and maximum night limits, you can prevent short-term bookings during peak seasons or limit long-term stays to comply with local regulations. When you create a property, you can set its default stay range and change these settings at any time.

The default limits you set sync to the booking channels. Updates to minimum night requirements or nightly rates appear immediately in Guesty. If they don't, wait 10 to 15 minutes for potential system or network delays before you contact support.

Important:

Pricing tools and availability tools, including manual adjustments in the calendar and third-party tools, override the default limits you set.

Limitations

  • Reservations are limited to a maximum of 730 nights. Bookings longer than this can't be processed.
  • When you create a property via API, the maximum number of nights defaults to 45 unless you request another value.
  • When you create a new property, the maximum nights is also set to 45 by default.

Airbnb

  • When importing a listing from Airbnb, the default minimum and maximum nights are synced to Guesty, as well as the minimum nights per day of the week.
  • To allow Airbnb guests to book reservations that exceed your maximum nights as requests to book, set your maximum night limit above 28 days.
  • Learn more about Airbnb's local rules and regulations to understand the regional prerequisites and limitations that may apply to your listing.

    This is important as Airbnb may automatically enforce certain settings if you don’t meet local requirements, such as requiring property registration, limiting the number of nights you can host each year, or only allowing long-term stays even if you've set a shorter stay.

Expedia

Setting the minimum number of nights for Expedia listings can't be made via the property settings. Instead, you can manually adjust the minimum nights via the calendar.

Set a property's minimum and maximum nights

Follow the instructions below.

Step by step

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Click the relevant property.
    • For multi-unit properties, access the main unit. The change will automatically apply to all sub-units.
  5. In the property menu, click Calendar and select Availability settings.
  6. Next to "Length of stay limits", click Edit.
  7. Use the upward and downward arrows under "Minimum length of stay is" and "Maximum length of stay is" to set the desired values.
  8. (Optional): To allow reservations above your maximum night limit for Airbnb, toggle on Accept requests to book from Airbnb. Your maximum number of nights should be more than 28 hours to activate this feature.
  9. Click Save.
