If you notice a discrepancy between your Airbnb payouts and Guesty reservations, the issue often stems from how VAT is applied to the host commission. This article helps you understand why the VAT amount might be missing from your Guesty folio and how to ensure it tracks correctly.

Why the VAT is missing

Airbnb sends the host commission split into two parts: the base host commission and the VAT on that commission.

Guesty only recognizes and deducts the separate VAT portion from Airbnb when specific conditions are met. If you haven't configured a channel commission rule for Airbnb, the system uses an older processing path that doesn't account for the VAT split.

How to fix it

To automate this process and align your payouts, the system requires:

This ensures Guesty identifies the "host_fee_vat" sent by Airbnb and creates a dedicated Channel commission tax (VAT) line item in the guest folio.

Once you save the channel commission configuration, new or updated reservations will automatically recognize the VAT split. For past reservations that remain incorrect, you may need to manually update the guest folio to align the payout amounts.
