Use the property page calendar to view the real-time availability of your listings. The calendar provides clear visibility into why certain dates are unavailable or restricted, helping to improve transparency and reduce booking confusion for guests.

Identifying availability states

The property page calendar displays three distinct states for dates. Understanding these states helps you manage guest expectations and identify why a listing might not be bookable for specific periods.

Available dates

Dates that meet all booking criteria and have no reservations appear as available. Guests can select these dates to proceed with a booking.

Unavailable dates

Dates that are fully blocked and can’t be selected by a guest. Guesty automatically marks dates as unavailable based on the following:

  • Existing reservations: Any dates with a confirmed booking.
  • Advance notice: Dates that fall within your "Advance notice" window, preventing last-minute bookings that are too close to the arrival date.
  • Preparation time: Blocks created as buffer days between bookings to allow for cleaning or maintenance.
  • Booking window: Dates that fall outside of your specified booking window, such as dates too far in the future.

Limited dates

Dates that may appear available but have specific booking restrictions. When a guest hovers over these dates, a tooltip explains the exact restriction. These include:

To change these rules, navigate to the "Pricing & policies" section within the listing settings to update your Booking policies or Availability rules.
