You can use the "Business on the Books" dashboard in Advanced Analytics to analyze all your business performance metrics in one place. This dashboard provides easy access to both daily and year-over-year revenue comparisons and displays the percentage of reservations created in the month revenue was received vs. reservations that were created in previous months. Use this dashboard to make data-driven decisions and predict upcoming revenue and occupancy figures. An explanation of each section in the dashboard can be found below.
Important:
Advanced Analytics applies to all listings in your account - listings cannot be excluded - and we do not recognize occupancy for reservations with a check-in date before the listing was activated. In addition, If you are a new Guesty user, metrics such as occupancy, average nightly rate, and pace will only show data from when you joined Guesty. Other metrics will show historical data.
Pace report
Compare this year's and last year's performance for the following parameters; revenue, number of booked days, occupancy, and average nightly rate (ANR). Click each item on the bar chart to take a closer look at a particular month. To return to the yearly view, hover over one of the bar chart's titles, such as Revenue current and last year, and click.
Below the chart, you can also view this data as a list, broken down into listings. Click Selected period or Same period past year to easily switch between views and compare them. You can use the "Period" filter in the filter panel on the right-hand side to choose which period the data is displayed for.
The "Unit Type" column displays whether the listing is a single-unit or a multi-unit. With multi-unit listings, you can take a deeper look at each sub-unit by right-clicking the listing's nickname and selecting listing_nickname from the drop-down. To return to the main list, click.
Tip:
Use the Unit type filter in the filter panel on the right-hand side to choose whether the dashboard provides data for single-units, multi-units, or both.
Daily performance
The daily performance section by default provides an overview of all your listings, split into days. You can see a breakdown for each listing individually by selecting the relevant listing from the drop-down and clicking Apply. The entire dashboard will now display data for this listing only.
Revenue and bookings pickup by creation month
This section is split between revenue by creation month, and revenue by creation month and city. See the information below.
Revenue by creation month
Take a look at each month's total revenue and see the percentage of reservations were created in the same month as payment was collected, and the percentage of reservations that were created in previous months. This chart allows you to check month-by-month to see if you are above or below your usual performance levels, and take actions based on it.
Hover over each item in the bar chart to reveal the percentage, and click each item on the bar chart to take a closer look at a particular month. To return to the main view, hover over the "Revenue by Creation Month" section and click Clear selection in the top-right corner.
Below it, you can see the information in tables in order to get a deeper look month-by-month, along with additional metrics, such as booked days and average nightly rate (ANR) by creation month.
Revenue by creation month and listing city
This section provides a deeper look into the "Revenue and bookings by creation month" data by splitting it into cities, allowing you to see which areas are performing better or worse.
Click each item on the bar chart to take a closer look at a particular month in a certain city. To return to the main view, hover over the "Revenue by Creation Month and Listing City" section and click Clear Selection in the top-right corner.
Tip:
Data can be easily exported to various file formats by hovering over the relevant section and clicking the three vertical dots that appear in the top-right corner. Then, click Download and select the relevant file format.
