Understanding Airbnb reservation payouts in Guesty

After a guest pays for their reservation, Airbnb sends the payout based on their policies. Enable Airbnb notifications in your Guesty account and check for notifications in your Airbnb Main Dashboard to stay informed about required actions on Airbnb.

Standard payout timelines: Knowing when to expect funds

Payout timing varies based on the length of a guest’s stay. Recognize these payout windows to distinguish between a normal processing delay and a genuine issue.

The long-term payout example

For long-term stays, Airbnb calculates installments based on the total reservation value. For example, for a 75-night reservation with a $10,000 total:

  • Payout 1: $6,000 may be released 24 hours after check-in
  • Payout 2: $2,000 may be released on day 31
  • Payout 3: $2,000 may be released on day 61

The “Wait” factor and “Pending” status

Expect normal delays—payouts are not instantaneous. While Airbnb may release funds, it can take up to 72 hours for the transaction to appear in Guesty. Delays also occur during weekends, bank holidays, or while Airbnb completes an internal transaction review.

If a payout is “stuck in schedule” on Airbnb, Guesty displays it as “Pending”. This means Airbnb has not yet reached the trigger date required to release funds. In addition, certain account-level triggers and cancellation policies can directly influence when you receive your payout.

Use payout timelines to decide when to contact support. Only escalate issues that exceed both Airbnb’s payout schedule and Guesty’s 72-hour sync window.

Special scenarios: New hosts and cancellation policies

Specific account events or reservation-level rules can override standard payout behaviors.

New Airbnb hosts may experience a 30-day holding period for their first payout. This hold starts 30 days after your first confirmed reservation. If your first reservation’s check-in date is more than 30 days away, Airbnb releases the payout 24 hours after that check-in. All payouts scheduled within that first 30 days are held as well.

Long-term cancellation rules (28+ nights)

If a guest cancels a reservation of 28 consecutive nights or more, your payout depends on the policy you set:

  • Firm policy: You receive 100% payment for nights spent, plus 30 additional nights (or 100% of the remaining nights if fewer than 30 remain).
  • Strict policy: You receive payment for nights spent, plus 30 additional nights from the cancellation date (or 100% of the remaining nights if fewer than 30 remain).

Note:

Cleaning fees are always refunded to guests who cancel before check-in, regardless of your cancellation policy or reservation length.

Identifying payout discrepancies: Why Guesty says “Unpaid”

Address reservations that show as “Unpaid” or “Partially Paid” to maintain financial accuracy. If Airbnb marks a reservation as “Paid” but Guesty does not, review these potential causes:

  • Account or listing issues: If a listing is disconnected, suspended, or has missing tax information on Airbnb, Guesty cannot sync payout data. Confirm your Airbnb account and listings are active and set up correctly.
  • Manual folio edits: Guesty relies on an automated sync link to update folio payment status. If you edit, add, or delete folio items manually in Guesty, the sync link breaks and the reservation may remain marked as “Unpaid.”
  • The “Stuck” status: As described earlier, “Unpaid” or “Pending” can indicate that the 72-hour sync window has not expired or Airbnb is still reviewing the transaction.

In many cases, a “Partially Paid” status is not an error, but a result of co-host split payments configured on Airbnb.

How to check if co-host payouts were set

Split payments by co-hosts often lead to a “Partially Paid” status. When a co-host receives a payout percentage, Guesty only receives data for the host account’s payout.

To check if co-host payouts are active, use the Airbnb dashboard:

  1. Sign in to Airbnb.
  2. Click Listings and select the relevant listing.
  3. Under the "Listing editor" section, click Your space.
  4. Click Co-Hosts, then select the Co-host icon.
  5. Review the Payouts section on the right side of the page.

Important:

If a co-host is assigned a percentage, Guesty will always show the reservation as “Partially Paid.” To update Guesty’s payment status, manually record the co-host payout in the folio.

Once you confirm your co-host settings, you can quickly address or escalate any remaining payout discrepancies.
