Troubleshooting: Airbnb reservation payouts

If your reservation payouts on Airbnb don't match Guesty, the issue usually results from an incorrect account or listing configuration. For example, a suspended account or unlisted listing blocks data from syncing between platforms.

If you notice the following, it usually indicates payout data didn't sync yet:

  • Airbnb: Paid
  • Guesty: Unpaid or Partially paid

Follow the steps below to resolve common payout discrepancies.

1. Confirm the 72-hour sync window has passed

Airbnb generally releases host payouts 24 hours after check-in.

Through Airbnb’s Transactions API, payout data is automatically sent to Guesty but:

  • Sync can take up to 72 hours
  • Weekends and bank holidays may delay processing
  • Airbnb may temporarily hold funds for internal review

What to do:

  • Check the reservation’s check-in date
  • Wait the full 72 hours after payout release before escalating

If you're still within this window, this is likely normal processing.

2. Verify the listing status in Airbnb

Verify that your Airbnb account and listings are correctly configured. Sync issues occur if the listing is:

  • Unlisted
  • Snoozed
  • Deactivated
  • Suspended
  • Disconnected from Guesty

Even temporary status changes can interrupt payout syncing.

What to do:

In your Guesty account, confirm the listing is active and connected to Airbnb.

3. Review your Airbnb host account settings

Airbnb will not release payouts if required account actions are pending.

Log into Airbnb and check for:

  • Missing or outdated tax information
  • Invalid or removed payout method
  • Account warnings or verification requests
  • Compliance or identity verification prompts

Resolve any alerts immediately, then allow time for the sync to update.

4. Check for manual edits in the guest folio

Guesty relies on an automated sync link to match financial totals. If you manually add or change guest folio items listed below, the financial totals no longer match Airbnb and the sync breaks:

  • Add
  • Edit
  • Delete
  • Adjust line items in the Guest Folio
  • Use a third-party app that modifies folio items

Result:

Guesty keeps the reservation marked as “Unpaid” because the payout amount doesn’t align.

Note:

Avoid manual edits in the guest folio for Airbnb reservations to prevent payout sync issues.

How Airbnb Resolution Center (ARC) invoice items update in Guesty

When handling resolution cases via the Airbnb Resolution Center (ARC), Guesty creates only one ARC invoice item per reservation. If there are multiple resolution cases for the same reservation, their amounts automatically sum into this single ARC item.

You can manually adjust the ARC invoice item, but Guesty overrides your manual changes if Airbnb creates a new resolution case or adjusts the current one. Guesty always defaults to the newest total received from Airbnb, because the system can't tell if your manual change should be preserved over updated platform data.

  • Example 1: 

    A guest pays $100 via ARC, and Guesty creates a $100 invoice item. If you manually zero out that item, and Airbnb later updates the resolution total to $120, Guesty overrides your $0 manual edit and updates the invoice to $120.

  • Example 2:

    A guest pays $100, and you manually zero out the $100 invoice item. Later, a second ARC case is created for $50. Because the new sum is $150, Guesty overrides your manual $0 edit and updates the invoice item to $150.

What to do:

  • Compare Airbnb payout amount vs. Guesty folio total
  • Correct discrepancies
  • Avoid manual folio edits for Airbnb reservations whenever possible

This is one of the most common causes of mismatch.

5. Check for co-host payouts

If you set up a co-host payout in Airbnb, this can trigger a “Partially paid” status in Guesty. Guesty only receives payout data for the main host account. If Airbnb splits funds between accounts, Guesty sees only part of the total.

Example:

  • Total payout: $1,000
  • $800 to main host
  • $200 to co-host

Guesty records $800 and marks reservation as “Partially paid.”

What to do:

Manually record the co-host payout portion in the Guesty folio to reconcile the total.

6. Reservation started as an inquiry

If the reservation began as an inquiry before confirmation, you may briefly see a mismatch. This usually resolves automatically once the reservation becomes fully confirmed.

No action is typically required.

If none of the above steps resolve the issue, contact Airbnb support for further assistance.
