Troubleshooting: Airbnb reservation payouts

Discrepancies between Airbnb and Guesty reservation payouts usually result from account or listing configuration issues. For example, a suspended account or unlisted property blocks data from syncing between platforms.

Follow this guide to identify and resolve common payout discrepancies.

What's happening

A reservation shows as "Paid" in Airbnb but remains "Unpaid" or "Partially paid" in Guesty.

How to fix it

First, verify that your Airbnb account and listings are correctly configured. Resolving these settings often fixes sync issues. If the account is active, review the common causes below.

Review reservation check-in date

Airbnb sends payouts to hosts 24 hours after check-in. These payouts typically display in Guesty within 48 hours. Keep in mind that payouts also depend on local holidays and bank policies.

Check the listing status

Discrepancies occur if a listing is no longer connected to Guesty, or if it is unlisted, deactivated, or suspended in Airbnb. 

Check your Airbnb host account

Airbnb may require you to take action before releasing funds. Sign in to your Airbnb account to ensure you have completed the following:

  • Updated tax information

  • Added valid payout methods

  • Resolved any account warnings

Review the Guesty guest folio

If you manually add or change guest folio items in Guesty or via a third-party app, these changes don't sync to Airbnb. This causes the reservation to remain "Unpaid" in Guesty because the totals no longer match. 

Check for co-host payouts

If you set up a co-host payout in Airbnb, Guesty marks the reservation status as "Partially paid" because the full amount did not arrive in the main host account.

Note:

If the reservation started as an inquiry, you might see a brief discrepancy. This typically resolves automatically once the reservation is confirmed.
