Troubleshooting Airbnb payout issues

After you receive the guest's payment for their reservation, Airbnb will send you the reservation's payout. We suggest enabling Airbnb notifications in your Guesty account to stay up-to-date and receive notifications about any actions needed on Airbnb. You can also check your Airbnb Main Dashboard notifications here.

Payouts for Confirmed reservations

Short-term reservations (less than 30 days)

You should receive the payout from Airbnb within 24 hours of the check-in date (as it is set on the property page).

Long-term reservations (more than 30 days)

The payouts will be divided into 30-day cycles. You should receive the payouts every 30 days, starting within 24 hours of the check-in date. Airbnb will determine the amount to be paid per payout.

For example: For a reservation of 75 nights (costs 10,000$), payouts can be sent in three releases: $6,000 on the 31st day of the reservation, $2,000 on the 61st day of the reservation, and $2,000 on the 90th day after check-in (91 days after the date of check-in).

You will receive a notification for each payout in Guesty until the balance is paid in full. The notification will appear in Guesty within 72 hours since the payout was sent. The reservation's payment status will be "Unpaid" in Guesty until you've received all the reservation payouts from Airbnb. The payout might be delayed if it's a weekend, a holiday, or the transaction is being reviewed.

New Airbnb hosts: Airbnb may send your payout 30 days after your first confirmed reservation.
If your first reservation is more than a month away, your payout will be sent 24 hours after your guest’s scheduled check-in date. This applies to any payouts scheduled to be released during those 30 days.

Payouts for altered or canceled reservations

If a reservation was altered or canceled after being paid, you will receive the initial payout notification in Guesty when the alteration is confirmed. The second payout notification will appear when the additional adjustment is settled. The notification will appear in Guesty within 72 hours since the payout was sent.

Troubleshoot payout discrepancies

Use our troubleshooting below if you encounter payout discrepancies between Airbnb and Guesty (i.e. when the reservation payment status is "Paid" in Airbnb, but "Unpaid" in Guesty).

  1. Perform the following checks:
    • Check if the listing is no longer connected to Guesty, or if the listing is unlisted, deactivated, or suspended in Airbnb.
    • Check that your Airbnb account is not missing any payout information.
    • Check if you added or changed any invoice items in Guesty (either manually or via a 3rd party application). Any alteration in Guesty won’t sync to Airbnb, and the reservation will be marked as "Unpaid".
    • You may be required to take specific actions on your Airbnb listing or host account (e.g. filling out tax information, missing payout methods, handling warnings, etc.).
    • Check if you set up a Co-host payout in Airbnb. In this case, the reservation payment status is expected to be “Partially paid” in Guesty. You can contact us and request a record payment for the payout amount sent to the Co-Host.

  2. Contact Airbnb support to resolve the issue.
