Troubleshooting: Inflate Booking.com rates for length of stay conditions (Beta)

Important:

Length of stay (LOS) conditions are part of a Beta feature.

Sometimes your Booking.com calendar might show an extremely high nightly rate, like $999,900, instead of your actual rate. This happens when a tax or fee in Guesty uses a length of stay (LOS) condition, but your Booking.com rate plans aren't set up for LOS pricing.

Why the rate is inflated

Setting a tax or fee's "Per" field to Stay, Guest, or Guest per night, together with a Length of stay additional condition, switches your listing's sync mode with Booking.com to LOS pricing. If your rate plans on the Booking.com Extranet use "Standard nightly" pricing instead, Booking.com can't process the LOS data. It then shows an inflated rate, like $999,900, across your calendar.

You can fix this in one of two ways:

Option 1: Update your tax or fee configuration

Follow the steps below to change your tax or fee configuration in Guesty.

Step by step:

  1. Sign in to your Guesty account.
  2. In the side navigation menu, click icon Financials and select Tax configurations.
  3. Find the tax or fee with its "Per" field set to Stay, Guest, or Guest per night, and its additional condition set to Length of stay.
  4. Change the "Per" field to a different value, or select a different additional condition.
  5. Save your changes and push the updated pricing to Booking.com.

Option 2: Update your rate plans on Booking.com

If you need to keep the tax or fee's current settings, contact Booking.com support and ask them to switch your Extranet rate plans to LOS pricing.

Note:

Guesty can't change your Extranet rate plan type for you.
