Understanding Airbnb promotions

Attract more guests and fill your calendar by offering targeted discounts. Offer mobile-only booking discounts or attract top-rated guests by setting up Airbnb promotions. You can manage these promotions easily, right from Guesty.

View applied promotions on a specific reservation's page, in the Guest folio and invoice tab, under Accommodation fare.

Limitations

Before proceeding, review the following limitations set by Airbnb:

  • Customization restrictions: Discount rates and eligibility rules are pre-set by Airbnb and can't be configured. You can only assign or unassign listings.
  • Multiple promotions of the same type: You can only configure one promotion of each type.

Promotion types

You can create two types of Airbnb promotions in Guesty to target different booking behaviors.

Top-rated guests discount

Attract guests rated 4.8 stars or higher with at least 3 reviews. Airbnb offers a 15% discount and applies it automatically to guests who qualify.

Mobile-only discount

Reward guests who book reservations on the Airbnb mobile app. Airbnb offers a 10% discount. Guests see a strikethrough price and the discount at checkout.

Stacking promotion rules

Both promotion types can be stacked with each other and combined with other promotion types. Review the stacking logic below to ensure you're offering the intended prices:

  • Discounts in different tiers stack with each other.
  • Discounts within the same tier don't stack with each other.
  • Discounts stack cumulatively, using this formula:

    Final price = Base price × (1 - Tier 4 Discount) × (1 - mobile-only discount) × (1 - Top-rated guests discount)
  • Non-refundable discounts apply to the nightly price after all other discounts are calculated.

The tiers are applied in the following order:

Example

A reservation made by a top-rated guest on mobile can receive the following discounts, if they were made available at the time of booking. Below is an example for a one-night booking with a base nightly price of $10.00:

Fix unwanted stacking

If you don't want promotions to combine on the same listing, review the active promotions and adjust them.

Review active promotions

Follow the steps below to review which promotions are currently active.

Step by step:

  1. Sign in to your Guesty account.
  2. In the side navigation menu, click icon Marketing and sales to open the dropdown menu.
  3. Under Revenue management, select Promotions.
  4. Under "Promotions", apply filters for Channels, Status, and Listings to see the active promotions for specific listings.

These steps only cover the promotions in this article. Two other Airbnb discounts can still apply to the same listing and work differently:

  • New listing discount applies only to the first 3 reservations on a listing.
  • Non-refundable discount appears next to the original price and is only offered to guests who choose the non-refundable option.

Control the final price

To manage the total discount, you can:

  • Disable one of the overlapping promotions.
  • Unassign specific listings from a promotion.
  • Edit the discount on your early bird, length of stay, or last-minute promotion so the combined price stays where you want it.

Note:

The Top-rated guests (15%) and Mobile-only (10%) rates are set by Airbnb and can't be edited.
