Properties are the foundation of your Guesty account. They represent your real-world rentals as digital entries, and once you list them on booking channels, they become listings. Choosing the right structure is essential for successful management—it ensures your calendars sync correctly, your reporting stays accurate, and guests see the right availability across all channels.

You can create the following types of properties in Guesty:

Single-unit

A standalone unit accommodates a single guest or a group booking together. A single unit offers a specific bed arrangement (or a “room type”), such as a twin room, a duplex, or a suite.

Multi-unit

A property that contains a group of sub-units at the same address. All sub-units are the same type and have the same bed arrangement. While units can differ slightly, they share the same amenities, size, and rates.

Use a multi-unit to gain flexibility when managing reservations, which helps you minimize gaps between nights and maximize occupancy.

Complex

A property that contains multiple units of different types. It can be composed of single units, multi-units, or both. For example, a complex can include several standard room units (sub-units of the same multi-unit) and one suite (a single unit).

Pilot: Property variants

Link multiple properties as variants to a single property to form a group of duplicate properties. Maximize your property's visibility and revenue by targeting different audiences. 

For example:

Promote the property as a family unit in one property and a couple's unit in another.

A reservation or block on any variant blocks availability on all others, and you are only billed for one property.

Pilot: Combo properties

A property that is a combination of two or more existing properties. Use this unified structure to allow guests to book either the entire unit or the individual linked properties separately. 

For example:

Link separate properties for the first and second floors to the property for the whole villa, so that guests can book each floor individually, but also the villa as a whole. 

Guesty automatically syncs availability to prevent conflicts. A reservation on a linked property blocks the main property, and conversely, a booking on the main property blocks all the linked properties.
