Troubleshooting: Airbnb inquiry and reservation sync

If pricing or availability on Airbnb doesn't match Guesty, the issue usually results from an incorrect account or listing configuration. For example, a suspended account or unlisted listing blocks data from syncing between platforms.

First, verify that your Airbnb account and listings are correctly configured. Resolving account and listing configuration issues often fixes other discrepancies.

If you have discrepancies  related to a specific reservation, this article explains why your reservation didn’t sync.

The main causes for having missing reservation are the following:

Inquiry or reservation is missing in Guesty

Consider sync times and limitations

When importing a listing, it can take 24 hours for the listing's status to change to "Connected", and an additional 72 hours for all the listing's data, reservations, and guest messages to be imported to Guesty. Guesty only imports reservations from the last 360 days.

Check guest verification

A reservation may be missing from Guesty if Airbnb requires the guest to verify their identification. In this case, the reservation’s status in Airbnb will be “Awaiting guest ID”, and it won’t be synced to Guesty until its status is changed. Airbnb allows up to 12 hours for this process. The reservation and any messages won't sync to Guesty until the verification is complete and the status changes. Additionally, reservations cancelled by guests won’t sync to Guesty.

Ensure guest payment is verified

After a guest books a reservation, Airbnb performs an additional verification of its payment details. If the verification fails, the status of the reservation changes to “Reserved” in Guesty but becomes inactive in Airbnb. In this case, contact us to remove the block from your Guesty calendar.

Inquiry or reservation synced to Guesty but is missing information

In some scenarios, reservations sync to Guesty with partial or outdated financial information.

Past reservations

When importing a listing from Airbnb to Guesty, reservations with past check-out dates import without guest details, as restricted by Airbnb for privacy. Past reservations may import with partial or outdated financial information. Contact us to retrieve their correct financial information.

Additional fees

Additional fees set in Airbnb won’t sync to Guesty when importing a listing. You must configure these fees in Guesty as soon as the listing is imported.

Requests to book

If you use a request to book policy new reservations sync with a “Reserved” status. This initial booking request only includes the reservation total, without a breakdown of fees. When you confirm the request, the full reservation breakdown, including additional fees, syncs from Airbnb and displays in Guesty.

Inquiries and pre-approvals

For guest inquiries and pre-approvals, only the reservation total amount is displayed. The only fee that displays in the folio breakdown is the cleaning fee. Other fees, such as linen or management fees, are embedded in the accommodation fare and aren't displayed separately in the guest folio.

Airbnb special offer is applied

Check if you applied a special offer to the dates of the reservation on Airbnb. A special offer overrides all other reservation fees and doesn't sync to Guesty.

Multiple inquiries from the same guest 

When a guest submits an inquiry for a specific property but doesn’t book, Guesty retains the inquiry data. If the same guest submits another inquiry for the same property, even months later, a pricing discrepancy might arise. The second inquiry may reference details from the first.
