If pricing or availability on Airbnb doesn't match Guesty, the issue usually results from an incorrect account or listing configuration. For example, a suspended account or unlisted listing blocks data from syncing between platforms.
Start by verifying that your Airbnb account and listings are correctly configured. Fixing configuration issues often resolves pricing and calendar discrepancies.

Quick sync fixes for calendar discrepancies

If minimum nights in Airbnb don't match: Resync availability settings.
- Increase the minimum nights value by 1 and click Save.

Revert to the original value and click Save
This manual update pushes the correct minimum nights to Airbnb.
- If the calendar is blocked in Guesty, but dates show as available on either platform: Unlist and relist the property in Guesty to trigger a fresh sync.

Review the following availability settings in Guesty to ensure your listing is available for booking:
- Multi-Calendar: Remove unnecessary unidentified blocks.

Availability settings and booking restrictions:
- Ensure the listing is an active rental period
- Ensure the listing is within its availability period
- Check the listing abides by location restrictions by country and by city
- Check for restrictions related to advance notice, preparation time, or check-in window restrictions
- Ensure the listing's minimum nights are aligned across platforms. If not, check if the listing has third-party pricing tools, which may be overriding your minimum nights settings.
- Smart Calendar Rules: Verify the listing isn't blocked by a Smart Calendar Rule or an early check-in or late check-out

Multi-units: Ensure there are no unassigned reservations (relevant for multi-units only).
Note:
To avoid discrepancies, connect multi-units only, and not their sub-units.
If a listing is unavailable when it should be:
- Guest or admin cancellations: Cancellations initiated by guests or admins automatically reset the previously booked dates as available.
- Host cancellations: Cancellations initiated by hosts may result in repercussions, depending on the cancellation reason. Most commonly, Airbnb will impose a block on the listing for the affected reservation dates. Confirm that the listing isn't blocked due to a violation of the host cancellation policy, such as canceling for a non-valid reason. Learn more about Airbnb's Host Cancellation Policy.
Pricing tools or availability tools can adjust rates and minimum nights that can override your base settings. These adjustments aren’t always displayed in the Guesty calendar.

Check if you are using any of the following tools:
- Rate strategy
- Guesty PriceOptimizer
- Third-party pricing tools
- Markups or markdowns
- Weekly and monthly discounts
Note:
If you use a different base price for weekdays and weekends, Airbnb weekend prices override all other pricing tools and manual adjustments for weekends.
- Check if you made manual adjustments to the price per night or minimum nights via the calendar.
- If you added a non-refundable discount to your cancellation policy, this discount appears in the guest folio in Guesty and on the Airbnb invoice.
If you change a listing type to a sub-unit within a multi-unit, it automatically inherits the main unit’s pricing and availability settings. Any previous price adjustments you made to the listing are overridden by the main unit’s pricing.
You must disconnect any sub-units from the multi-unit. Alternatively, recreate the multi-unit and don’t connect the sub-units.
Settings applied directly in Airbnb can override your Guesty settings.
- Check if you’re using promotions in Airbnb, such as custom promotions. While these types of promotions are applied, they don’t sync to Guesty. Learn more about Airbnb's requirements for custom promotions.
- Check if you're using rule-sets in Airbnb, which can override your settings in Guesty.
- Disable any third-party pricing tool you added on Airbnb to keep managing your pricing and availability in Guesty.
- If you use a cleaning fee, check that it is set according to Airbnb’s logic, otherwise the sync will fail:
- If the base price is less than $600, the cleaning fee must be between $5 to $600.
- If the base price is more than $600, the cleaning fee must be less than $600+25% of the price per night.
- Check that your additional fees are not higher than your base price. This will prevent Airbnb from validating your listing.
- For confirmed reservations, check if the booking originated from an Airbnb pre-approval or special offer. Inquiry-based bookings bundle fees into the total accommodation fare. Individual line items like management or resort fees may be missing from your Guesty accounting folio.
Important:
Airbnb displays a listing's total price by default in search results. This price includes all fees, such as cleaning and service fees, but excludes taxes.
To verify the total price, you must manually calculate the separate items that contribute to the pricing. These items include:
- Accommodation fare: The nightly rate plus any markup
- Additions: Cleaning fees or additional fees
- Deductions: Discounts or promotions
