You can choose how many nights out of a calendar year are available for reservations on a specific listing. Once the limit you have set is reached, you will be notified and the calendar for the relevant listing will be blocked for the rest of the year.

Important:

If your night limit is 60 nights per year and you have reached 58 booked nights, you may receive an instant book reservation that is longer than 2 days, exceeding your night limit. It is soley your responsibility to comply with local regulations.

Follow the instructions below to set a listing's annual nights limit.

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Properties.
  4. Click the relevant listing.
    • If the listing is a multi-unit, access the listing's main settings or click a sub-unit. Learn how to do this here.
  5. In the listing's page, click Property.
  6. Scroll down to "Nights Limit".
  7. Turn on the toggle next to "Limit the number of booked nights per year".
  8. Next to "Nights limit", enter the relevant number.
    • If needed, set a different limit for future years. Click "Set different limit for each year" and enter the relevant numbers.
  9. Click Save.

When adding an annual night limit to a multi-unit via its main settings, you will be prompted to choose whether or not it should apply to all the listing's sub-units. Click Yes or No.

Tip:

You can view the annual nights limit and the booked nights status either in the Multi-Calendar, or by adding dedicated columns to your listings report.
