A rate strategy impact three aspects: Nightly rates, minimum nights, and check-in and check-out restrictions. When using a rate strategy, these settings automatically update in the listings' calendars. Rate strategy rules may overlap or contradict one another. In this article, we'll explain which rules take priority.
Nightly rates
More than one pricing rule can apply for the same dates.
Overlapping discounts of the same type
If the discounts are of the same type - percentage or fixed-price - they are aggregated. For example, if an "increase by 15%" rule and a "decrease by 5%" rule apply on the same date, the price increases by 10% (15% - 5%).
Overlapping discounts of the different type
If the discounts are not the same type - percentage and fixed-price - the percentage discount applies first and the fixed-price discount is then added or subtracted. For example, if a "decrease by 5%" rule and a "increase by $15" rule apply on the same date, the price is decreased by 5% and then increases by $15.
Tip:
To avoid under- or over-pricing, set a minimum and maximum limit. Such limits take priority over rate strategy rules.
Minimum number of nights
When a rate strategy includes multiple rules, more than one minimum night rule may apply to the same dates. When this occurs, the rules apply in a certain order.
Optimizing occupancy rules
If the "Optimizing occupancy" rule is activated, it takes priority over other minimum night rules that apply on the same date. Where there are gaps in occupancy, the "Optimizing occupancy" setting automatically adjusts the minimum nights to allow for shorter reservations.
Upcoming availability rules
If both “Optimizing occupancy” and “Upcoming availability” rules are active, "Optimizing occupancy" takes priority. Otherwise, "Upcoming availability" applies over other minimum night rules on the same date.
All other minimum night rules
If neither of the above rules are set up but you created other rules, Guesty applies the rule with the longest number of minimum nights. For example, if both three-night and two-night minimums apply to the same date, a three-night minimum applies.
Check-in and check-out restrictions
If a "Recurring days" rule applies for the same time period as a "Holidays and events" or "Seasons" rule, the "Holidays and events" or "Seasons" rule takes priority.
For example, if your "Recurring days" rule restricts check-in on Mondays and your "Holidays and events" rule restricts check-in on Tuesdays during December, during December, check-ins will be restricted on Tuesdays only.
On the other hand, if a "Holidays and events" rule and a "Seasons" rule apply for the same time period, the rules are combined.
For example, if your "Holidays and events" rule restricts check-in on Tuesdays during December and your "Seasons" rule restricts check-in on Wednesdays during December, during December, check-ins will be restricted on both Tuesdays and Wednesdays.
