Guesty provides two analytical tools to offer actionable insights into your rental business performance. While both tools help track growth, specific differences in how they process and display data may result in varying figures.

  • Analytics: The standard, built-in tool for essential performance tracking.

  • Advanced Analytics: A premium, in-depth tool for complex data exploration.

This article explains the core differences between these features to help ensure your data remains consistent across your Guesty account.

Data freshness

Data freshness refers to how recently the system updated the displayed information.

  • Analytics: Displays data up to and including the current day.

  • Advanced Analytics: Displays data up to and including yesterday. Data from the current day doesn't appear in reports.

Tip:

To ensure data remains consistent between both tools, set the date range in Analytics to exclude today's date.

Reservation statuses

This section covers which reservation types the tools include in calculations.

  • Analytics: Includes "Confirmed" reservations only.

  • Advanced Analytics: Includes both "Confirmed" and "Canceled" reservations. For "Canceled" reservations, the tool only calculates the remaining amount after the cancellation.

Occupancy

Both Analytics and Advanced Analytics calculate occupancy the same way. Occupancy calculations rely on calendar dates, regardless of your chosen "Revenue Recognition" settings.

Average nightly rate (ANR)

The system calculates the average nightly rate (ANR) by dividing a reservation's host payout by the number of booked nights. This applies to "Confirmed" reservations only.

  • Analytics: Calculates ANR based on your selected "Revenue Recognition" setting.

  • Advanced Analytics: Calculates ANR based on calendar dates only, regardless of your "Revenue Recognition" setting.

Tip:

You can choose to calculate the ANR in Advanced Analytics based on net income or accommodation fare instead of the default host payout. Contact us to request this change. Updates take effect within 24 hours and apply to historical data.

Revenue per available listing (RevPAL)

The system calculates Revenue per available listing (RevPAL) by multiplying the average nightly rate by occupancy.

  • Analytics: Calculates RevPAL based on your selected "Revenue Recognition" setting.

  • Advanced Analytics: Calculates RevPAL based on calendar dates only, regardless of the "Revenue Recognition" setting.

Historical performance for inactive listings

The data available for inactive listings depends on which tool you use.

  • Analytics: Deactivating a listing removes its property data from the tool.

  • Advanced Analytics: Continues to display the following data:

    • Revenue

    • Reservations

    • Commission

    • Occupancy: Displays historical data from before the listing became inactive.

    • ANR: Displays historical data from before the listing became inactive.

Exporting data

This section outlines options for using analytical data outside of the Guesty account.

  • Analytics: Does not support data exports.

  • Advanced Analytics: Allows you to export data from individual components as various file types. You can also export an entire dashboard as a PDF report.
