PriceLabs is a revenue management tool that automatically updates your Guesty listing prices each day. It considers factors such as seasonality, local events, booking pace, and lead time to help you stay competitive in your market.

You can set your pricing strategy in PriceLabs, and it will manage your prices and minimum night requirements on your behalf.

PriceLabs sync behavior

Choose how often PriceLabs syncs with Guesty from your PriceLabs account. By default, prices update every 24 hours, but you have the flexibility to select a more frequent sync.

If you choose to sync prices manually, allow up to 15 minutes for the new rates to appear in Guesty.

What PriceLabs updates in Guesty

PriceLabs can update:

  • Nightly pricing
  • Minimum nights, based on your PriceLabs configuration

PriceLabs does not update:

  • Calendar blocks
  • Additional fees
  • Extra person fees

Guesty may apply extra-person fees, markups, discounts, and channel rule sets in addition to the base prices sent by PriceLabs.

Important:

Follow the instructions below to connect PriceLabs to Guesty.

Copy the Guesty API key

Step by step:

  1. Sign in to your Guesty account.
  2. In the side navigation menu, click icon Integrations to open the dropdown menu.
  3. Select Marketplace.
  4. Click the "PriceLabs" thumbnail.
  5. At the top-right, click Connect.
  6. In the pop-up, click Copy text icon to copy the API key.
  7. Click OK.

Important:

The API key is only valid for 4 hours. Proceed to the steps below to connect the partner immediately.

Connect PriceLabs with Guesty

Step by step:

  1. Sign in to your PriceLabs account.
  2. In the top-left corner, click Add your listings.
  3. From the pop-up, select Guesty as your PMS.
  4. In the pop-up, paste the API key in the designated field.
  5. Check Use Guesty nicknames to import the listings' nicknames from Guesty into the "Tags" column of the PriceLabs dashboard, or leave it uncheked to import the listing tags instead.
  6. Click Connect.

Note:

You can only connect one PriceLabs account with Guesty.

Import historical reservations

Importing your past reservations helps PriceLabs provide more accurate pricing recommendations for your listings.

Before importing channel reservations, verify that the confirmation dates in Guesty match the actual confirmation dates. If they do not match, you can update them in Guesty through the Open API or contact Guesty support with a list of reservations and the correct dates in YYYY-MM-DD format.

Manage listing pricing through PriceLabs

Step by step:

  1. Sign in to your PriceLabs account.
  2. Under "Sync prices", toggle on the relevant listing to begin managing pricing through PriceLabs, or, if you prefer to manage a listing’s pricing yourself, toggle off to stop.
  3. Under "Review pricing", click Review pricing for the relevant listing to see PriceLabs' suggested nightly price.

PriceLabs will update your Guesty prices automatically according to the sync schedule you select. If you need to update prices immediately, you can use the Sync now option.

Add or reconnect Guesty listings

If you add new listings in Guesty after connecting PriceLabs, simply reconnect your Guesty account in PriceLabs to import the new listings.

If you update a listing nickname in Guesty and would like the new name to appear in PriceLabs, follow these steps.

  1. Sign in to your PriceLabs account.
  2. Click Add/Reconnect listings.
  3. Select “Guesty” as the PMS provider.
  4. From the dropdown menu, select your existing account.
  5. Select the listing from the dropdown menu of the account you want to reconnect or add listings to.
  6. Click Reconnect account.

PriceLabs listings

Go to the PriceLabs dashboard view to verify the new listings appear.

Sync check-in, check-out, and orphan night restrictions

To sync check-in, check-out, or orphan night settings from PriceLabs, contact PriceLabs support or use the chat feature on their website to request this for your account.

Once PriceLabs enables this feature for your account, you can set up your restrictions directly in PriceLabs.

Note:

These restrictions will only be visible in PriceLabs and not in Guesty.

Information to provide to PriceLabs

When you contact PriceLabs, include the following details:

  1. Listing name and Guesty listing ID
  2. Description of the issue
  3. Dates when the issue is visible
  4. Screenshots from PriceLabs and/or the Guesty calendar
  5. Recent changes you made in PriceLabs, such as pricing rules, listing activation, or configuration. Providing these details will help PriceLabs identify the issue and confirm whether data is syncing to Guesty as expected. Should.

Contact Guesty 

If PriceLabs confirms they have sent the correct data but it still does not appear in Guesty, contact Guesty Customer Experience for support.

When you contact Guesty Customer Experience, include:

  • A screenshot or similar aid that shows the difference between PriceLabs and Guesty
  • The listing ID or nickname/title
  • The affected dates
  • Any other relevant information
