Lite users: If you have with a limited sync connection type, this action must be taken in Vrbo. If you with a full sync connection type, continue with the instructions below.
Use additional fees to charge guests for extra services, such as late check-out or laundry services. Follow the steps below to create additional fees.
Note:
Cleaning and extra person fees are considered basic fees, and can be edited under each listing's Pricing and Policies.
Options to understand before starting
Fees need to be set up before they can be added to a reservation, they cannot be created in the process of making or editing a reservation. Learn more below about the options available before starting the creation process.
Accounting users
Creating an additional fee for a specific listing will sync the fee across all business models; it will not be limited to the business model assigned to that specific listing.
When an additional fee is synced with a channel, the fee name on the channel may be different from the fee type in Guesty. For example, "Air conditioning" fee type in Guesty syncs with "Resort fee" in Airbnb.
In order for the fee to be allocated to the accounts payable (PMC) ledger in a reservation's accounting folio, "Resort fee" fee type must be part of your Guesty business model.
Keep in mind the business model configuration is based on fee type in Guesty, not the fee name.
Multi-unit listings
For multi-unit listings, additional fees do not automatically sync from parent to sub-unit and must be set up on both levels.
Choose to create fee on account or listing level
If the fee is relevant for all or most of your listings, create it on the account level (Pro only). If it is only relevant to specific listings, create it on the listing level.
Select fee type
We provide a list of popular fee types, e.g. "pet", "additional bed", "early check-in". You select a fee type, then enter a free-form name that will be visible on the guest invoice. Each fee type can only be used once.
Note:
Lite users: Fee types are limited to Cleaning, Linens, Management, Pet, and Resort. The following information is for Pro only.
If you'd like to create another fee of the same type, you must select a fee type that has not been used yet.
For example:
You've already created fee type Linens, named "extra linens". You would like to create a new fee specific for pool linens. Select a fee type that has not been used yet, e.g. "Additional charge" and name it "pool linens".
The fees will be appear to the guests as "extra linens" and "pool linens".
If you cannot find the specific fee type you want, or it has already been used, we have some general fees you can tailor to fit your needs, such as "VIP service", "activities", or "reservation fee".
As indicated in the dashboard, these fees do not sync with booking channels. You can sync them with the booking website or booking engine by adding "website" as a manual source, or add them to reservations manually if you choose not to sync.
How to display fees to guests (Pro only)
You have the option to deduct the fee from the accommodation fare. When the reservation is received in Guesty, the amount will be automatically deducted from the accommodation fare and displayed as a separate line item on your guest folio.
Choosing to deduct a fee will disable Both "Sync fee to Channels" and "Add fee to reservations from specific sources" as explained below.
When to apply fee
If you want a fee to be added automatically for reservations made via supported channels, toggle on Sync fee to channels. A list of booking channels that support the fee will appear. Not all fee types or fee calculations sync with each channel.
The fee will automatically sync with all connected channels that support that fee type. You cannot exclude specific channels. Guests will see the fee when booking their reservation. The reservation will include the fee when it arrives in Guesty from the channel and the fee will be included in the channel's auto payment schedule.
For booking channels that do not support the fee, toggle on Add fee to reservations from specific sources, then specify the booking source (Pro users only).
To add the fee to reservations made via the Guesty Booking Engine or a booking website, select "website" under "Manual sources". The fee will be added in Guesty when a reservation is confirmed. However, guests will not see the fee when booking their reservation and the fee will not be included in the channel's auto payment schedule.
Important:
For fees that are not synced with channels but are added in Guesty, you must ensure these payments are scheduled and collected manually.
If you want a fee to be added only when you decide it is needed (for example, after speaking with the guest), toggle off both Sync fee to channels and Add fee to reservations from specific sources. The fee must be added manually to each reservation in Guesty.
How fee is calculated
Decide if the fee is a fixed amount or percentage, and how it is calculated. Fixed fees can be per guest or per stay, for example, and percentage fees can be calculated based on the accommodation fare or cleaning fee, for example.
These settings create many combinations, but not all of them are supported by all of the channels - see more information here.
Note:
Additional fees cannot be deducted from the accommodation fare and do not apply to Airbnb reservations with a special offer.
Create fee on the account level (Pro only)
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Financials mode.
- Click Financial settings and select Additional fees.
- In the top-right corner, click Edit.
- Click Add another fee (you may need to scroll down).
- Fee type: Select from the dropdown menu. Each fee type can only be used once. See above for more information.

Name: Enter a freeform name for the fee.

The pet fee can only sync with Airbnb and Vrbo if the listing allows pets. Follow these instructions - toggle on the Allow pets and Charges may apply.
Vrbo specifically requires a different kind of pet fee - under basic fees, not additional fees. Follow these instructions to set up basic pet fee.
- Choose if the fee amount is fixed or percentage, and decide how it should be calculated. The options are:
- For fixed fees:
- Per night
- Per guest
- Per stay
- Per guest per night
- For percentage fees, based on the:
- Accommodation fare
- Cleaning fee
- Accommodation fare + cleaning fee
- For fixed fees:
- Under "Inclusive fee", toggle on to deduct the fee from accommodation fare and add the fee as a separate line item.
- Decide how you want the fee to be added to reservations. See above for more information.
- Toggle on Sync fee to channels and/or
- Toggle on Add fee to reservations from specific sources. Specify "Active source" and/or "Manual Source".
- Toggle off both options to add the fee manually to each reservation. If you chose to deduct the fee from accommodation fare, this is the only option.
- Click Save.
- Read the information in the pop-up and click Save.

Create fee for a specific listing
Step by step:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Properties.
- Click the relevant listing. If the listing is a multi-unit, the fee must be set up on the parent and the sub-unit level.
- In the left-side menu, click Pricing & Policies and select Pricing.
- To the right of "Additional fees & charges", click Edit.
- Toggle off Use your account's default settings, otherwise the listing will use additional fees set up on the account level.
- Click Add another fee (you may need to scroll down).
- Fee type: Select from the dropdown menu. Each fee type can only be used once. See above for more information.
