Pilot: Understanding the Returning guests detector agent

The Returning guests detector agent identifies past guests who are most likely to book with you again. The agent analyzes recent guest data to find those who had a positive experience, providing you with a list of warm leads to contact for future direct bookings.

This is a read-only tool and won't contact guests on your behalf.

Understand the Returning guests detector agent

The Returning guests detector is an on-demand agent, which means it only runs when you trigger it manually.

The agent scans reservations that checked out in the last 12 months. It identifies guests who left a positive review or had a positive conversation with you and who can be contacted via a direct email address. Use this list to proactively reach out with special offers or encourage them to book directly for their next trip.

When you run the agent, it completes the following actions:

  1. Scans reservations with a checkout date in the past 12 months, up to the 400 most recent guests.
  2. Filters the results to only include guests with a direct email address on file. Some channels, like Airbnb, use relay email addresses that prevent direct contact.
  3. Flags a guest as likely to return if they left a review of 4 stars or higher. Learn more about viewing data of guest reviews.
  4. If a guest didn't leave a review, analyzes the stay conversation for positive sentiment. This relies on correctly merging guest messages for different reservations.
  5. Generates a report of flagged guests. Learn more about the report details.

Run the Returning guests detector manually

You can trigger the agent manually at any time from the Agents hub.

Step by step:

  1. Sign in to your Guesty account.
  2. In the side navigation menu, select Agents hub icon Agents hub.
  3. At the top, select the Revenue tab.
  4. Click the Returning guests detector tile.
  5. Under "When it runs", click Run now.

Review the activity feed

Follow the steps below to review your activity feed.

Step by step:

  1. Sign in to your Guesty account.
  2. In the side navigation menu, select Agents hub icon Agents hub.
  3. In the left submenu, select Agent activity.
  4. Click the relevant row with the agent's name to review the report details in the right-side panel.

Understand the report status and details

After a successful run, the report has the status "Done".

The report lists the flagged guests, with the most recent checkout first. Each row shows the guest's name, property, booking channel, checkout date, trip type (solo, couple, family, or group), email, and phone number.

Below the list, a summary explains why other guests were left out. The possible reasons are:

  • No contact information
  • No qualifying review
  • No conversation to analyze
  • A non-positive conversation

The summary also tells you if the scan only covered some guests, for example, if it hit the 400-guest limit or some data lookups failed.

Review and act on flagged guests

The agent doesn't contact guests for you. Use the report to build a targeted list of past guests who are likely to welcome an offer, and contact them using the email and phone number provided.

Consider reaching out with a special discount or sending a quote (offer) to a guest for their next stay. You can also use the inbox to manage your communication.
