- Property type and room type mismatch: The room or unit type in Guesty is incompatible with the property classification on Booking.com. For example, selecting "House" as the property type and "Villa" as the room type results in a rejection.
- Extranet shell discrepancy: The listing shell created on the Booking.com extranet is set to a different property category (such as "Apartment" or "House") than the unit type pushed from Guesty (such as "Chalet" or "Villa").
- Regional taxonomy rules: In certain geographic regions, Booking.com restricts niche room types like "Chalet" and requires more universal categories like "House" or "Holiday Home".
Resolve the error
To resolve this error, ensure the room type in Guesty aligns with the property type on Booking.com. Choose one of the following options to fix this issue.
Option 1: Update the room type in Guesty
This is the fastest way to resolve the issue.
Step by step:
- Sign in to your Guesty account.
- In the side navigation menu, click
Properties.
- Click on the relevant listing.
- In the submenu, click Details and Layout.
- Select Location and details.
- Next to "Property details," click Edit.

Under "Room type", select the desired room type from the dropdown.
Choose the room type that is compatible with the property classification on Booking.com. For example, change "Villa" or "Chalet" to "House" or "Holiday Home". See the table with valid combinations below.
- Click Save.
- In the side navigation menu, click
Marketing and sales to open the dropdown menu. - Under Channel management, select Distribution.
- Select the Booking.com card.
- Find the listing that failed, and click Retry.
Option 2: Align the property classification on the Booking.com extranet
If you want to keep the current room type in Guesty, update the property classification on Booking.com instead.
Step by step:
- Sign in to the Booking.com extranet.
- In the main menu, click Property, and select Room details.
- Navigate to the relevant room, and click Edit.
- From the "Apartment type" dropdown, select the property type to match the unit type configured in Guesty.
- Click Save.
- Sign in to your Guesty account.
- In the side navigation menu, click
Marketing and sales to open the dropdown menu. - Under Channel management, select Distribution.
- Select the Booking.com card.
