Amenity Gap Auditor helps you improve your listings' performance on booking channels. It scans your properties, compares them to similar listings in the market, and creates a report of amenities you should add to your listing profile to stay competitive and improve your ranking.

Understand the Amenity Gap Auditor

Amenity Gap Auditor is an AI-powered agent that you can run on-demand to get a fresh competitive audit of your listings. It doesn't run on an automatic schedule.

When triggered, the agent performs the following actions:

• Scans all listings in your account
• Fetches the current amenity details from booking channels for each listing
• Benchmarks each listing against comparable properties (same market, similar size, similar price range)
• Identifies two types of amenity gaps:
  • Missing popular amenities: These are amenities that the majority of comparable listings have, but yours doesn't. 
  • Unlisted existing amenities: These are amenities the agent assumes your property may have based on context or guest mentions, but which are not included in your listing.
• Generates a report showing each listing's amenity gaps ranked by impact, and the steps to add them.

Run the audit

The audit typically takes a few minutes to run, depending on the size of your property portfolio.

Step by step:

1. Sign in to your Guesty account.
2. In the side navigation menu, click AI hub and select Discover agents.
3. Click on the "Operations" tab and select the Amenity Gap Auditor. 
4. In the side panel, click Run now.

Review the audit report

The report provides a detailed breakdown that includes:

• A list of missing amenities for each listing, ranked by how frequently they appear in competitors' listings
• Recommended amenities to add, sorted by impact

Access the report

Follow the steps below to view the generated report. 

Step by step: 

1. Sign in to your Guesty account.
2. In the side navigation menu, click AI hub and select Agent activity.
3. Click on the Amenity Gap Auditor report.
4. Review the report to identify which amenities you want to add to each listing.

Understand report statuses

After the report generates, it displays one of the following statuses:

• "Done": The agent ran successfully, and a report is available.
• "Action needed": The agent found significant amenity gaps that you should review.
• "Failed": The report failed to generate. Try running it again.

Add missing amenities

Amenity Gap Auditor assumes which amenities a property might have based on data from comparable listings and information from guest reviews. Always verify that a property has an amenity before adding it to the listing. Adding an amenity your property doesn't have can lead to guest complaints.

Step by step:

1. Add missing amenities to listings.

   Note:

   How you add amenities to listings depends on your channel's sync settings. You may need to add amenities in Guesty or directly on the booking channel.

2. Run the agent again to verify that the amenity gap disappeared.
