If your listing’s content attributes on Airbnb doesn't match Guesty, the issue usually results from an incorrect account or listing configuration. For example, a suspended account or unlisted listing blocks data from syncing between platforms.
First, verify that your Airbnb account and listings are correctly configured. Resolving account and listing configuration issues often fixes other discrepancies.
If your account and listing status are set up correctly, issues can be caused by misaligned content attributes, for example, a "locked" content field in Airbnb, content that doesn't meet Airbnb's policy, or an unsupported property type. This article helps you identify and resolve these specific content sync issues.
If you change specific content fields directly in Airbnb, you can no longer update those same fields from Guesty, regardless of the sync type. They can be managed only on Airbnb. These fields include:
- Listing title & description fields (name, summary, the space, access, interaction with guests)
- Listing nickname
- Property type and listing type
- Amenities
- Address (apartment, street, city, state, zip code, country code)
- Location coordinates, and whether to display the exact location to the guest
- Listing views (not supported in Guesty)
- Listing directions (not supported in Guesty)
- Check-in & check-out instructions
- House rules (the free text only, not the Yes/No values)
- Wifi network and password in Airbnb (Guesty's "Guest should know" section, including Wifi name and password, doesn't sync with Airbnb).
To manage these fields, follow the instructions below.
In Airbnb
- Log in to your Airbnb account.
- Click Listings.
- Select the relevant listing.
- Under “Edit preferences”, select Property management software.
- Under “Not currently managed by Guesty”, click Manage from Guesty instead.
- Click Yes, allow. All the fields previously listed under “Not currently managed by Guesty” can now be managed in Guesty.
In Guesty
Once you unlock the "locked" content attribute on Airbnb, return to Guesty to update the unlocked content attribute to sync changes across platforms. For example, if you unlocked the listing's title on Airbnb, make the required change to the listing's title on Guesty. When you save the change, it will sync to Airbnb.
All written content, including the listing title, description fields, house rules, responses to inquiries, etc. must follow Airbnb's content policy. Adding the following content will cause the syncing to fail:
- Email addresses
- Website links
- Phone numbers
- Emojis
- Abbreviations (Mr, Ms)
- Repetitive special characters
- All-capitalized words (such as "CC")
- Two words (or more) connected with a dot will be considered a website address and will cause an error to appear (i.e., [word].[word]). To solve it, ensure adding a space after the dot: [word]. [word].
Check the listing's sync settings in the Airbnb integration page in Guesty.
- If the column next to “Status” is blank, the listing’s sync setting is full sync. You should manage all content attributes in Guesty, such as description fields, amenities, cancellation policy, and photos.
- If limited sync is displayed: Manage all content attributes in Airbnb. Updates to the content attributes in Airbnb won't be reflected in Guesty.
If you want to manage only the content attributes in Airbnb and manage all other settings in Guesty, we recommend you change the sync type to limited sync.
Ensure your property type is supported. If you imported your listing with an unsupported property type, changes to your content such as amenities, bedrooms, or bathrooms will fail to sync.
Check if you have tried to change the listing address in Guesty on a confirmed reservation. You can’t change your address if you have confirmed reservations.
Airbnb only allows 100 photo updates per listing per week. If you exceed this limitation, photos will not sync across platforms. Wait one week to resume photo updates to sync across platforms.
Check for photo tour and resolution issues
- Resolution standards: If photos fail to sync immediately after an import, ensure they meet the recommended resolution standards. You may need to resize and manually upload the original photos to Guesty.
Resolve amenity review and accessibility validation errors
- Amenity under review: Airbnb blocks photo updates when validating a newly selected amenity, especially in the Safety and Accessibility sections. If you see an amenity marked as "under review," either temporarily remove the amenity or wait 1–3 days for Airbnb to complete the review. If the review exceeds 72 hours, contact Airbnb Support.
- Accessibility photo requirements: Airbnb requires at least one photo for every enabled accessibility feature. In the Airbnb Accessibility section, make sure you attach a photo for every enabled feature. Once all features have photos, return to Guesty and make a minor change (such as reordering a photo) to re-trigger the sync. Disable this feature if it isn't required.
