The Airbnb Quality Dashboard helps you monitor and manage the quality of your listings. Use the dashboard to gain insights into guest feedback, identify performance trends, and make informed decisions to improve your properties.

View dashboard data

Step by step:

  1. Sign in to your Guesty account.
  2. In the top navigation bar, click the mode selector and select Operations mode.
  3. Click Ratings and select Airbnb report.
  4. View the data in the center panel. 
  5. Optional: To add or edit the filters in the right sidebar, hover over a filter and click the Pencil icon

Analyze the data

Quality metrics overview

Review a snapshot of key metrics for your listings. Each metric includes a color-coded gauge showing the average score.

  • Overall: The average rating across all listings
  • Cleanliness: Guest ratings on the listing's cleanliness
  • Accuracy: How well the listing description matches the property
  • Location: Guest satisfaction with the area
  • Check-In: Ease of the check-in process
  • Communication: Quality of the communication experience
  • Value: Perceived value for money

Gauge colors:

  • Green: High performance (scores near 5)
  • Yellow: Moderate performance
  • Red: Low performance (scores below 4)

Listings by quality status

The pie chart shows how many listings fall into each category. If a listing status is anything other than "Good", review Airbnb’s guidelines to avoid penalties.

  • Good: No quality issues reported
  • Educate: One quality issue reported
  • Probation: A few quality issues reported; the listing is at risk of suspension
  • Warn: Several quality issues reported
  • Additional Warning: Many quality issues reported; the listing is at risk of removal
  • Suspended: Too many quality issues reported; the listing is suspended
  • Pending Removal: Excessive quality issues reported; the listing will be removed in 30 days
  • Removed: Excessive quality issues reported; the listing is removed from Airbnb

Trips with 5-star overall ratings

Use the line graph to track the percentage of 5-star reviews over time. This helps you identify trends in guest satisfaction.

Top five negative tags

The pie chart displays the most frequent negative feedback tags. Use this to prioritize which issues to address first. Common tags include:

  • DIRTY_OR_DUSTY: Cleanliness issues
  • NEEDS_MAINTENANCE: Maintenance-related problems
  • NOTICEABLE_SMELL: Odor issues
  • SLOW_TO_RESPOND: Delays in communication
  • STAINS: Stains on furniture, linens, etc.

Sentiment analysis

The line graph tracks the number of positive and negative sentiments in guest reviews over time.

Distribution of negative and positive tags

The bar charts display the distribution of tags across all reviews. Use this to understand common themes in guest feedback.
