The Airbnb Quality Dashboard is designed to help you monitor and manage the quality of your listings effectively. Below is a detailed explanation of each section within the dashboard, providing insights into what the data represents and how you can use it to make informed decisions about your properties.

Quality Metrics Overview

This section provides a snapshot of key quality metrics for your listings, including:

  • Overall: The average overall rating across your listings
  • Communication: How guests rate their communication experience
  • Location: The guests' satisfaction with the location of the listing
  • Value: The perceived value for money by the guests
  • Accuracy: How accurately the listing description matches the reality
  • Cleanliness: Guest ratings on the cleanliness of the listing
  • Check-In: The ease of the check-in process as rated by guests


Each metric has a gauge indicator showing the average score which allows you to quickly see how your listings are performing in key areas and identify where improvements are needed.
Each metric is displayed as a gauge (speedometer-like) indicator and color-coded:

  • Green: High performance (e.g., scores near 5)
  • Yellow: Moderate performance
  • Red: Low performance (e.g., scores below 4)

Listings by Quality Status

This section categorizes your listings based on their quality status, giving you a quick overview of how many listings fall into each category. The pie chart visually represents the distribution of listings across these categories, helping you quickly identify areas that require your focus.

Categories:

  • Good: No quality issue reported
  • Educate: A quality issue reported
  • Probation: A few quality issues reported, and the listing is at risk of suspension
  • Warn: Several quality issues reported
  • Additional Warning: Too many quality issues reported, and the listing is at risk for removal
  • Suspended: Too many quality issues reported, and the listing is suspended
  • Pending Removal: Excessive quality issues reported, and the listing is marked for removal after 30 days
  • Removed: Excessive quality issues reported, and the listing is removed from Airbnb

In all cases except for "Good", the host should review Airbnb's guidelines in order to avoid further penalties or actions taken on their listings.

Trip Issues

This section tracks the percentage of trips with issues received over time. The correlating line graph tracks metrics over time, allowing you to identify trends and patterns in guest feedback.

 

5-Star Reviews

This section tracks the percentage of 5-star reviews received over time as a key indicator of guest satisfaction. The correlating line graph tracks metrics over time, allowing you to identify trends and patterns in guest feedback.

 

Top 5 Negative Tags

This section identifies the most common negative feedback tags associated with your listings. The pie chart displays the frequency of these negative tags, helping you prioritize which issues to address first.

Common Tags:

  • DIRTY_OR_DUSTY: Indicates cleanliness issues.
  • NEEDS_MAINTENANCE: Points to maintenance-related problems.
  • NOTICEABLE_SMELL: Highlights issues with odors.
  • SLOW_TO_RESPOND: Refers to delays in communication.
  • STAINS: Relates to stains found on furniture, linens, etc.

Sentiment Analysis

This section analyzes the sentiment of guest reviews, categorizing them as positive or negative. The line graph tracks the number of positive and negative sentiments over time.

 

Distribution of Negative and Positive Tags

This section breaks down the distribution of both negative and positive tags across all reviews, helping you understand the common themes in guest feedback. The bar charts display the distribution, making it easy to see which tags are most and least common.

 

Distribution of Sentiment Tags by Listing

This section helps you identify which specific listings are generating the most positive or negative feedback. The bar chart shows the number of sentiment tags - both positive and negative - associated with each listing, helping you pinpoint listings that may need improvement or that are performing well.
