When Guesty receives a closed Airbnb Resolution Center (ARC) case, you see an "Airbnb resolution center" line item in the reservation’s guest folio breakdown. In Accounting, matching entries appear in the posting journal. By default, revenue or expense from an ARC item is allocated 100% to the property management company (PMC).

Best practices for ARC adjustments
You have two options for handling ARC items to match your revenue split and owner statements.

Adjust in guest folio (recommended for splitting revenue):
- Zero out the ARC line item.
- Create a new adjustment on the original folio line (such as "Accommodation fare") to apply the correct financial split (for example, between PMC and owner).
Use guest folio adjustments to ensure owner statements and revenue splits reflect your intended allocation. The system uses the original folio line items for calculating splits.

Adjust using a manual journal entry:
- Add a journal entry in Accounting to split the funds.
- This does not change the guest folio or affect how revenue displays to owners or in reports built on folio line items.
Important:
Changes you make in Guesty’s guest folio do not update or sync with Airbnb. Always resolve disputes with guests or Airbnb directly through Airbnb’s Resolution Center if further action is required.
Find reservations with ARC items
To track unresolved or unadjusted ARC items before generating owner statements, run a reservations report:
- Sign in to your Guesty account.
- In the top navigation bar, click the mode selector and select Operations mode.
- Click Reservations.
- Click
next to "Filters" and select your desired filter. - At the top right, click Columns.
- Enter "Airbnb" in the search bar, then toggle on Airbnb resolution center.
- Click Save or Save as.
ARC item missing from owner statement
An ARC item appears on the owner statement only if you allocate it (directly or by adjustment) to the owner in the guest folio. If the ARC item is 100% to PMC or split with a vendor, it does not show on the owner statement by default.
Note:
Check and adjust ARC items in the folio before closing each owner statement to ensure owners are paid or charged their correct share.
