Setting up Airbnb listings for extended stays

Airbnb offers users the option to search for longer-term reservations via their Monthly stays feature. For a property to appear in the search results, several conditions must be met. See the list of conditions below.

Conditions for monthly stays

• Allow stays of more than 28 days
• Offer a monthly discount of at least 10%
• Be equipped with the following amenities:
  • Kitchen
  • Washing machine
  • Wireless internet
  • Essentials

Set up the listing in Guesty

If a property meets the above conditions, set the listing up in Guesty to match Airbnb's requirements. Follow the steps below to edit the listing's minimum nights, monthly discount, and amenities.

Edit the listing's minimum nights

1. In the Listings menu, click Property.
2. Scroll down to "Terms".
3. Under "Max. nights", select 30 nights or more from the drop-down.

Edit the listing's monthly discount

Monthly discounts set up in Guesty will be pushed to the listing in Airbnb.
This will be added on top of any other discounts set up in Airbnb or in Guesty's Rate Strategy feature.

1. In the Listings menu, click Financials.
2. Scroll down to "Discounts".
3. Next to "Monthly Discount", click the pencil icon.
4. Enter a percentage of at least 10%. 
5. Click Save

Edit the listing's amenities

1. In the Listings menu, click Property.
2. Scroll down to "Amenities".
3. Ensure the following items are selected; Kitchen, Washer, Wireless Internet, and Essentials.
4. Click Save.
